Qualify your buyer . Lenders don't really give pre-approvals with out condition. Which means they are not a guarantee. Because of that I tell my prospective clients when they tell me they don't have a pre-approval: I know that the pre-approval is no guarantee, but it show everybody that you talk to that you are serious. ( said or unsaid I can help you to reach your goals, think about, and I will help you when you get serious.

I have considered house hacking here in coastal CA but i want to move in a couple of years and its very hard to get walk away from a house here and make any extra cash-flow as even two units will just pay for the mortgage.

I have 2 rental properties. Im about to do a BRRR but i have been feeling so much anxiety. My city has been passing a lot of unfair (in my opinion) laws. Im just scared to invest because I feel like they are making it hard for small landlords. Am I the only one feeling Anxiety about investing?
