In today’s episode of Real Estate Investing Made Simple, I will walk you through the differences between a REIT and how we operate at Cardone Capital. REITs are liquid and I am not. My question is, ‘Why do REITs want you to be liquid when they aren’t?’
While they are investing in assets with a liquid pool of traders, I am a real guy investing in real property.

By watching today’s episode you will continue to further educate yourself on what the best investment decision is for you and your family.

Never trade paper for paper. Trade paper for assets that produce more paper - Uncle Grant

To be fair, there are REITs that pay dividends to their shareholders on a monthly basis and that actually pay around or even over a 6% dividend yield. Northwest Healthcare Properties is such example (6.660% right now) and a share can be bought for around $12.

REITs vary in reliability. I’m sure Grant is steadier but reliability is often offset with returns. I’m curious how this compares to non REIT investments...

Maybe try comparing Cardone Capital to other types of similar investments. To me this sounds more like a DPP (direct participation program) with both general and limited partners. Comparing this to REITs is literally comparing apples to oranges. Try comparing this to an investment in the same classification. What's next, comparing stocks to bonds?

But you pay quarterly for non-accredited, even with the minimum being $5000 now.

Uncle G dropping serious knowledge and wisdom and taking haters to school like a bus driver. And he didn't throw out one F bomb (take notes, Gary V and Dan Lok!).

Great show Uncle G - always educational. To the nay sayers - Yes, there are other ways to make 6% but look at the long term value and stability of RE. The asset will always be there, regardless of what it's valued at. Stocks turn to vapor when shit hits the fan. When the company that goes to zero value because the stock is totally devalued - it goes away. If the property you have goes to 50% of what it was you still have and and eventually it will climb back up.

Some REITS pay monthly. Plus the REITS used on this video are less than the inflation rate. I´ll pass on Cardone.

I would say the biggest advantage of REITs is that you can invest as little as you want and not have to be accredited. Yes, he has one fund that you don't have to be, but in general you would.

Great show. I love the comments about residential single family agent, because that is what I am in looking to move to multifamily. Different mindset and from listening to you that is where I want to put my money. Not sure if you have any training spacificly that would help me learn what I need to know and transition. Thank you. Is it good to buy if you live in California and want to live in the same house/neighborhood the rest of your life?

I like the fund from CC but REITs provide more flexibility on your investment. Their commitments are b/t 2 years to 5 years mostly and several pay monthly such as Realty Income/ Armour REIT/ ARK7/Collab. In the past 12 months the average dividend monthly 5.5% to 8% The total yearly is over 10%. I don't think you can cash out with Grant unless the property sells
