great advice in a concise manner love the advice!

I bought a duplex in 2022 it was a good move even though it required a lot of cash upfront, It significantly cut my housing expense and I'm feeling the snowball picking up, It allows me to save a ton more than when I was renting.

My thing with investing is, when do you actually exit? Even if not entirely? I can never get a straight answer for this. It always feels like you never exit lol

I had a very similar wealth building journey as you did, although in different professions. I started in about $15k in debt in the late 90's and built a couple million from consistent investing, being thoughtful, having a budget, paying off the credit cards; all on solid middle class jobs with benefits. Bottomline is that people should have more hope and believe in themselves, and get through the tough times. Just small automated actions over decades will add up!

Hey, I really want to learn some high paid (or useful) physical labor work such as car mechanic, fixing up stuff at home etc. Where did you learn the car maintenance work- is it possible to volunteer any local car body shop or get some formal training?

I've been watching your videos for the past couple weeks. I'm young (25) and just managed to land a software engineering position at a big blue tech company without a degree through self study as well as getting a foot in the door by working a non technical contractor position for several years.
Simply put, I only have about $10, 000 in debt, and I will be making $101, 000 a year. I'm single (and to be honest it looks like it will be that way for some time) and I want to set myself up properly for the future. I currently have minimal expenses as I live at home, and believe I should be good to be here for at least the next year and a half.

My question to you, if you had a massive in-flow of excess cash, how would you be looking to invest it?
