I have a few questions:

if I found a property being sold at £100k but haggle this price down, to £80k (house needs work) applied for a bridging loan for 90k so a new kitchen and bathroom could be fitted - how do I get a mortgage for a new higher valuation? What if a mortgage was declined? What if you couldn’t sell the house in the timescale the bridging loan was for?
