For any haters in the comments: I know this is role play, but if you were the prospect on the other end of the phone here, you’d buy full him, though. Instantly built a relationship, genuinely came across as caring and in having the prospect’s best interests in mind, put his mind at ease by demonstrating how his problems will go away by investing in himself and closed him EASILY because of it. That’s what so many people in the comments don’t get. If yore in sales for the right reasons and you care and believe you have something that will improve someone’s life, closing is nothing more that you doing your part to help them get that thing because you KNOW and CARE and WANT the best for them.

I’m gonna be that guy - you have a EXCLUSIVE LEAD - no one else is reaching out to him regarding this. Having him record himself for you it’s a DONE DEAL before you speak to him.

He is right in a lot of these points but it’s the law or large numbers. You may have to do this for 10 people before you get a close. Confidence is everything

There is a big difference - not every homeowner on a street needs pest control unlike people who came to a dealership. Cold leads vs warm leads.

Fake call. Andy will fail on a real call, which is why he doesn’t do it. Grant Cardone does the same fake role play calls.
