Another factor that affects pricing is how easy it is to toss the waste. If I’m seeing that the house has a small driveway where I can put a commercial truck or simply I have to ground drop all the trash and then walk to the dump truck, then that will result in a higher price. Because of labor, time, and liability that’s why I would charge more for those projects.

What we need is a good peel and stick 3 dimensional shingle that can be put over a roof covered with peel and stick underlayment.

It makes no sense to try to make a roof watertight and then nail shingles and other stuff on it. No more worries about the nail zone.

My roof is “flat roof “I live in an area where the majority of houses have flat roofs.
The original roof installed in 1890’s was hot tar. The second layer is torch down rubber roof.
The boards are t&g and there’s no rotten area’s.
Every roofer I talk to wants to install EDPM some offer to remove the old layers and add plywood decking and some insulation.
My question is what happened to bituminous torch down roofing???
I asked everyone about this but they all refused to do the job.
I don’t think edpm is going to hold up for long.
It’s very thin, it doesn’t hold up to UV rays very well and they are only offering a 10 year warranty. I’m thinking that they are trying to rip me off.
Lay down chip board and cover it with glue and overlap the seams then cover it with a glue down insulation product it looks like a 5-10 year total replacement to me.
Why won’t anyone do a re-roof by tear off, re-slope the decking shim as needed. Build a curb around the 8’x6’ skylight opening.
Place protection board over the plywood decking and install two layers of torch down bitumen roof one primary layer and one white granular layer. Guarantee for 50 years.

Material choices add a lot. Most of the basic asphalt is junk and begins to fail in about 12 15 years. Get impact level 4 and product guarantees from roofer. The warranties are junk too.

Very helpful video and channel. I'd be interested to see Dmitry do a video talking about the relative costs and advantages of metal roofs. Also, the various types of metal roofs. I find the so-called 'standing seam' metal roofs ugly and would never install one on my Cape Cod. But the metal roofs that look like shakes or singles are interesting.

I have box or turtle vents along the top of roof. About 10. Would it be better to have a ridge vent put up and cover the box vent holes

I have a 2900 square foot roof on my 2800 square foot 2 story, 27 yr old home in central New Jersey. The first quote I got was $15, 000 including gutter guards. I looked at the contractor’s reviews and they were NOT good. The second quote from a very thorough company using GAF sheeting under the shingles, metal trim at end of the plywood around whole house, and replacing 3 pieces of plywood not including gutter guards, (but includes gutters and downspouts) was $33, 000. Hell of a difference. Is the higher quote reasonable?
