Mechanical seam is the best and oldest panel profile. Make sure they can do folded seams which are very helpful in heavy weather states

just had a simple 1800 sq ft metal roof done. we bought material, contractor labor only. material total $3200. We got ripped off on the labor cost, paid $2500 which amounted to $340 per hour, for 2 men.That's more than attorneys make.

We got qoutes from five different companies this week (nov 2022) for metal roof 24 gauge, concealed snaplock style mill finish, and Kynar painted. Price range between $45k-$50k. Size of our roof is 4100 sqft roof. We are in East coast FL. This doesnt include replacement of our attached patio flat roof system (additional $3200) and is 38 sqft.

We like the concealed fastener look. So we are probably going to go with unpainted metal and keep our existing (good condition) flat roof to save 7300-7500 k. Although I really would like to have a colored roof for aesthetic. I feel a little bad that that is my reason for wanting it so I keep talking myself out of the spending on paint. But then again how often do we get to change roof. Torn

Question when quoting i.e. standing seam small accent roof or metal return roof cap would there should there be a different price used for those application since sqft is a lot smaller ?

My "architectural" shingles are decorating my yard with their outer flap layers. I live in a high-wind area that gets snow, and would want either a Snap Lock or Mechanical Seam. I've seen enough vids to avoid the exposed fastener type, which was used on my barn. (There are a lot of little rubber washers up there).

My 20 square of shingles I had to replace I got metal instead n the price was about the same. I could leave my shingles on n cover with tar paper before the metal. That was in 2010 so today I would expect it to double. Was 6500$

I'm replacing a standing seam metal roof with a new standing seam roof but the roof decking is corrugated metal, so no plywood.
I seems to experience heavy condensation at times and it's been recommended to the owner to install plywood to the deck. How would I insulate the roof before installing the plywood and new standing seam panels?

my home is in Dunedin Fl. I keep hearing varying opinions from different roofing companies regarding warranty on metal roofs that are within 1500 ft the ocean or a brackish body of water, specificially Curlew Creek. They say they will not warranty it. Is it so? what alternatives are there?

I dnt give but a 5 yr workmanship warranty on metal opposed to the 10 yr workmanship warranty on the shingle system becouse the screws never hold up i cant guarantee ive been to homes so many times 7 yrs after this buetiful metal roof is installed we come back for leaks well the screwws have rusted causing leaks dnt get metal
