They're moving there because it's cheaper and it's still coastal. Period. The cheaper part isn't going to last long though and they'll be forced to move again.

I think the smartest thing to do if possible, is to travel to your favorite spots and make it extended stays like 2 - 4 weeks. After a week of pure relaxation you can take the time to visit communities, price homes, cost of living, etc. It’s cheaper in the end, and more prudent, to make extended stays and tour areas than to jump in like all the folks that did on 2020, 2021, 2022 . Stupid mistakes can cost you a lot.

I’ve owned a vacation home now retirement home in North Myrtle Beach SC for 15 years and I can tell you not only does Myrtle Beach get completely inundated by tourists so does NMB, so that information in point one is incorrect. Also, the prices have tripled in terms of housing in SC since the pandemic. The big advantage is that it does have low property taxes and insurance rates but they tax your pension and car registration is through the roof so it’s almost a wash.

Not me. Florida is fantastic, and I am staying. I see all the talk and warnings about home insurance prices, but don't take it as the holy gospel. My friend lives in Cleveland, OH; he pays only $1260 for home insurance per year, but his home taxes are exorbitant on his average 3-bedroom house he has resided in for over 25 years and owns outright. His tax bill was also $6612 for 2024. My home tax bill in Florida for my average 3-bedroom home was $890 for 2024, and home insurance is $3560. If they don't get you one way in a state when you own a home, they get you another way. Buyers and movers beware, it isn't all that greener someplace else. My advice if you want to move to Florida is never to buy a house that requires flood insurance or where you must pay a wind surge charge, like many areas of Pasco County require. Also, avoid purchasing a condo due to all the fees involved or a trailer with monthly lot fees, as well as homes in areas with HOA fees. Initially, they may seem affordable, but these fees increase every year in addition, substantial assessment fees for clubhouse, pool repairs and such are often added on yearly. Educate yourself and don't rely on a Realtor to inform you about the extra expenses of living in certain areas; they may not know or choose not to disclose. Best wishes.

Just sold in Hilton head a year and a half ago. Taxes, HOA fees and flood insurance have tripled. You have to be very wealthy to be able to afford to live on the coast in South Carolina. I could no longer afford to keep it after 18 years.

While SC is still relativelyaffordable, Coastal Carolina home prices are on the rise. NC is increasing is auto insurance rates because of all the influx of folks to the state. Forget looking in coastal NC, 1-story homes built in 1967 doubled in price in last 7years. So a250K home back in 2016 is now 475K, and no improvements! There is no nature where I live, the wetlands are being razed so flooding is more common. Oh and try going to the beach here, there is now only paid parking and crowded as hell.

SW Florida checking in. Everyone moved here the last few years to get away from something. High prices. Lockdowns. Crappy weather. Crowds. Traffic. High taxes. Regrets. Divorces. Whatever. They filled up the place, changed everything and now complain that it’s as bad as wherever they came from. My new snowbird neighbor just moved in across the street. He’s from Maine. Idiot rides his stupid loud Harley with rap music blaring and a cigarette hanging from his lips. He’s like 65. He overpaid for the house, just like the last people who bought it for $8, 000 more than he paid just 6 months ago. This is the new Florida. Fools with too much money from up north desperately trying to hang onto their youth while the real young people who grew up here move away because they can’t afford to live here anymore. Maybe another hurricane will wash them away, but I doubt it. The last idiots across the street thought the sellers renovated the entire house in order to sell it, never realizing it was smashed by Hurricane Ian. They were from Ohio.

Hope to move there in 2027. A few of my family members have moved to the Charleston area since 1985. I love the area. Florida is becoming a nightmare. I’m retired but my wife has 2.5 more years to go at a decent job in Orlando. Then we are out of here!
