I used to rent but I was forced to move 5 times in 5 years due to various reasons: the owner selling the house, the owner moving back in, the house was leaking etc. I finally bought a house and now I have the peace of mind of not needing to be chased away anytime. The sense of security is also an opportunity cost to be factored in.

My parents bought their house in 2005 for $140, 000 and paid off the mortgage in 10 years. They never had any huge expenses on repairs or renovations because they knew how to maintain it. They sold it this year, 2021, for above their asking price at $298, 000. They are now enjoying a cushy retirement in a tropical country and live on all the invested money they had saved as homeowners. Meanwhile, I had been renting in the same town, and my rent went up a whopping +$50-$100 per year between 2011-2018. Finally moved and bought my own house, and my monthly mortgage max payment and property taxes are WAY less than what I would be paying in rent now. Yeah, no, buying a house is far superior to renting.

Due to inflation, your mortgage debt becomes cheaper over the years while rent increases. You also always have a roof over your head and possibly more space/privacy and freedom to make improvements. As for taxes and insurance, they are typically rolled into your mortgage payment (mine are); you still pay those with a rental, btw, they’re just hidden in your rent payment.
It really depends on what you value more—the stability and security of owning a home, or the flexibility and short-term commitment of renting.

Yeah I paid my house off this year and I'm 34. I can save and invest 80% of my income now plus I have about 200k in equity.

Buying and eventually owning outright is living on your own terms, in your own way and not having a lord, landing a way over you on how to live. You can also build wealth and own. Life by design!

if the home is not paid off..YOUR A RENTER and the banks OWN the house. Excellent Video. Folks want to be "RICH" but own liabilities and have a W2 and then get upset when they realize they have been hoodwinked and then are caught in a trap. EXCELLENT video

I was a long time renter. Rent just kept going up every year. When I finally started looking into buying a house, I found out that I could buy a much bigger house than what I was renting for the same monthly cost! I think buying is the better option if you can get a house that doesn't require too much fixing.

Unless you can buy your house out right, you are still renting...renting from the bank you borrowed the money from. The only difference is that if you cannot pay that rent the bank takes your home and whatever deposit you have already paid.
