Flooding and drainage are key concerns. .I purchased some attractive land in Central Eastern Arizona in the 1980s. First I found that rain made the roads impassable and I needed a 4wd to get there. Next even on top of a mountain in heavy rain water would stream across the site. Fortunately water ran around the house I built more out of good luck than good planning. Finally in extreme monsoon season roads in all directions would flood and in the winter I found myself living on an island. All in all the house and land were beautiful and a truly great time.

Buy land in Mexico. Less regulation there. You can find cheap lots with ocean views in Baja.

Thankfully I live in a state with none of that hoa bs and most places don't have regulation restrictions. Makes you think are we truly free in the US of we can't actually even build on your own land?

Quick question, My wife and I are wanting to do two container homes on the same plot of land. One as a small guest house that would go up first for us to live in and the second main house that would be built deeper into the property while we would be living out of the first house. Our current goal is to have $100, 000 just to put towards this and we are more than halfway there. The problem is, this is our first house and we don’t know where to start or how we would go about looking for a good piece of land to accommodate our wants for this idea. But my question to you is; as a first time homebuyer that has this money, is it possible to do a container home as a first house? And, would buying or owning the land prior make things easier?
