Evictions in Nevada
Показать описание
Official Nevada Eviction Notice to Quit Forms (7-Day Notice & 5-Day Notice):
An eviction is a lawful process in which the landlord takes a series of steps to remove the tenant from a residential property if and when they violate leasing terms.
Depending on the circumstances surrounding the lease violation, two notices can be issued in Nevada: non-payment of rent calls for a 7-day notice; tenants who are not compliant with leasing terms may be served a 5-day notice. Regardless of which notice the landlord must utilize for that particular case, it must be delivered either in person with a witness present, by the sheriff’s service, or via certified mail with a return receipt.
Note that a landlord cannot simply replace locks in their property without warning or a formal notice if a breach of contracts has occurred. Nevada law dictates specific procedures be followed to take back possession of the property. We discuss these processes in detail in our video, and we covered just about everything else, such as:
- What is an Eviction?;
- Delivering a Notice to Quit Form;
- 7-Day Notice to Quit for Non-Payment of Rent;
- 5-Day Notice for Non-Compliance;
- What if the Tenant Fails to Comply?;
- Filing an Eviction Lawsuit with the Local Justice Court; and
- Attending a Hearing.
