1. Any and all rental assistance should go to the landlord, not the tenant.
2. Any tenant that doesn't apply and also fails to pay rent should be evicted post haste.
3. It's been 2 years and these agencies still can't get it right?

Unfortunately a lot of people do not know how the legal system works. Of course people will be clueless when these kind of situations arises.

They need to start teaching law in public school so people can understand how to file taxes etc. a financial advisory class type of style with legal based classes instead of drama class

The reality is this: many (not all) tenants in LV respond to the initial notice with ancillary BS within their affidavit to stall the eviction. They have no intention of appearing at a hearing. There are few defenses for not paying your rent so why would they.

Because the eviction courts are backed up 3 months in Las Vegas and around 60 days in NLV (for the initial hearing), these folks have that much more time before a landlord can resume the formal eviction. So now the tenant has weaponized the laws & policies related to rental housing.

To add insult to injury, cities like NLV also hold the landlord responsible for unpaid city utilities so landlords are first knocked down with extended unpaid rents & delayed hearing dates, and then kicked in the teeth having to pay overdue city utilities or be held liable and risk losing their properties. Thank you NLV city council for covering your a**es and not making the actual utility account holder responsible.

On the sidelines, the CHAP Dept within Clark County Social Services compounds the above problem because they are unable to process/review applications in a timely fashion. They NEVER respond to emails or pick up their phone...NEVER. What's timely? Been 2 months and my tenant's application is still in process with no light in sight. So even though federal and/or state funds are available, landlords are not being paid and tenants are risking eviction due to non-payment. How is this government working for the people?

As a landlord, the above leaves a terrible taste in my mouth mostly because of how government villainizes the landlord through punitive policies & how there is so little priority to dispense of designated (tax payer) funds in a timely fashion through a government agency (AKA CHAP). In the end, the Mom & Pop landlord takes a huge loss with risk of losing their property as they battle with financial solvency.

Well, Clark County, let me tell you what your inaction is going to lead to in this case. I will legally evict this tenant eventually for either non-payment or cause as the lease has expired. I really don't care if everything gets paid up by whatever means. Mortgage is clear so I will eat the lost rents & utilities. I then will take the current below-market rent price and bring it up to just above market which is roughly 35% more (yes, I've kept it dirt cheap) than the current rent to offset my losses over time. I attempted to be a very good & understanding landlord to someone I consider to be a tenant with good values/person, just in a bad economic situation. I've raised the rent 5% in the last three years.

In the end, the tenant will be in a housing crisis, I'll be several thousand dollars poorer initially, the courts will be tied up unnecessarily, and the affordability index will take a hit for this home rental. Yes, my compassionate ways will now be tempered with a pissy attitude with less tolerance. THANK YOU Clark County CHAP Dept for contributing to the housing crisis!!!

FYI...if you are interested in a 3 bd/2 bath 1.7 sqft w/attached garage home in a nice gated community close to many amenities in NLV for the fall, let me know...I should have one available by then (see above) 😁- bring a FICO greater than 750 and I'll keep the rent at or just above the current amount (that's $400-500 less than comparable nearby homes). Otherwise, it goes at whatever the market will bear...

Landlords are owed rent and damages. Tenants mostly respond to eviction notices to drag out the process and cost landlords more money! Tenants are usually trying to scam landlords through this process!! F— their rights. When you don’t pay rent and or damage some ones home get the f— out.

Yeah, why don't you Also Tell people, if they get 3 evictions, whether it's their fault or not, The STATE OF NEVADA LAWS MAKE THEM HOMELESS. TELL THEM THAT IF YOU'RE HONEST.
