Landlords don't pop the confetti yet. The CDC moratorium alone will continue to block over 80% of the evictions. The judicial system is creating all kinds of rules for landlords to follow to prevent or slow down evictions. Mortgage delinquency rate at the peak of 2008 was 3.8%, we're currently at 8.2% at the end of the 2Q, should be over 9% by now. When this is all said and done, the housing crisis will be 2x 3x 4x of 2008.

It is wise to legally notify one's landlord to not expect full rent until after 12/31/20 under the CDC Moratorium that the tenant may claim to qualify for. But the initial form of that notice does not have to be exactly the CDC Declaration.

The actual CDC DECLARATION document does not have to be executed to the landlord until it is needed for the court filing, IF & only IF the landlord takes legal eviction action thru the court.

Most landlords will not take court action before 12/31/20 for the following reason:

The landlord has little chance of forcing anything thru the jammed up court system, before 12/31/20 anyway. Further cases will be instead shuttled off into 1st a mandatory mediation process which also will likely run well past 12/31/20 anyway. Therefore most landlord's will not resort to the courts on this matter until after 12/31/20 anyway.

The reason for not prematurely executing the CDC Declaration document immediately to the landlord is because it is potentially a very onerous document with potentially serious legal consequences to the tenant. So there is wisdom in not executing it until absolutely required by the court IF & only IF it comes to that. Plus the declaration need only be substantially similar to the CDC standard declaration, not exactly

That agency (Home Means Nevada) is established by Nevada to provide free Landlord Tenant mediation beginning as of 10/15/20. This is where the eviction court will shuttle all these eviction cases to anyway. So the appeal to ones litigious landlord is why go thru all that wasted time and money with the court since it will wind up in the same mediation anyway that is free and available now per above.

She needs to sell anything in her place that she can or pawn it and put the rest in storage if it's worth anything for selling later if need be and hope she is not on the top of the list at court for being evicted. Then she and her son can move into her car and go find work elsewhere. Stop waiting until the last minute when you run out of options.

1:30 To be fair, you had way more than 24 hours to pack up and go. By the time of eviction, you didn't pay your rent, got notice for court appearance and given at least 30 days to leave the premise.

Why the governor does not pay the rents, instead of the landlords?
For the past 6 months, the eviction moratorium has made encouraged many tenants take advantage of the situation and not pay rent.
They don't have to pay the rent.
Because the governor says so.

If you can’t pay for the apartment you can’t pay for it. I’m on the landlords side but the landlords that evict people for the slightest reasons isn’t ok. Jennifer should have been looking for work during that time. And if you can’t pay for a kid then don’t have one.

My job was taken from me forced out of work to dangerous to gather and work and no stimulus money what are we to do I still have not received the lwa money from unemployment if I had that I would have 2 months rent I still have my job too that is the messed up part if we are to pay bills we need to go to work open state back up if no stimulus relief for

I hate that this is so one sided. Nobody’s talking about the private landlord who’s behind on their mortgage payments because a tenant is living there free for almost a year.

I hate this crap very much this is pathetic
This ridiculous the people need to more understanding when it comes to these type of things and the money situation we are in a pandemic right now and people are loosing there home just because of the landlords can . Why don’t the bank do the same thing to these landlords don’t pay your mortgage then you have 48 hours to return the house over to the bank . Oh the bank won’t do that cause they are funded by the government and they are protected but where is renters protection at come on
