My own experience minimum 2 years to evict a tenant in NYC. NYC Laws are one of the worse in USA they work together with these criminals.

There are many ways to evict a tenant. We had a problem with a tenant 30 years ago. We started the process of evicting the tenant and the tenant got nasty so we got nasty in return. First we busted the two AC units so they don't work, then turned on the furnace and made the heat come up full blast on a hot summer day in August, they called the police and were told it is a civil matter to go to court. The end result, the tenant was gone in three days.

This woman obviously isn’t an attorney that practices Landlord and Tenant Law. The 30 day notice for a holdover proceeding is way more the exception than the rule. If a residential tenant’s in a property without a lease for more than 2 years, they have to be served 90 days predicate notice before the matter can be placed on the court’s calendar.
