Is the "Notice To Terminate Tenancy" form the same as a "Lease Termination" letter, informing the tenant that the lease will not be renewed? They sound similar. Are there legal differences?

I live in California and I let my girlfriend stay with me at my parents house and she has been there over a year. We are breaking up but she refuses to leave the property and her family says I must give her a 60 day notice. We paid no rent and we’re allowed to stay there by my parents. If I can’t kick her out do I have to give her a 60 notice? Also she stated if I give her the 60 day notice she would damage my parents house during the 60 days and there would be nothing I could do about it!?! Please help me get her out of my parents house as I am currently staying at a friends house since she is so hostile right now and my parents are pissed at the situation because she refuses to leave. If my notice is not a printed form and was something they my landlord typed out and signed is that legit? Also the letter was in an envelope but was found by our neighbor down 2 houses and I luckily know her and she said she found it on the ground in her yard. It only had my Mothers adress on it so she knew it was for my Mom house. But this is so crazy cus she's been here for a long time and felt very stable here, she lives off only Dads surviving spousal support checks each month and is honestly just covering her rent. When she moved in here the she was friends with the owner of the duplex quadplex acually and they had a family emergency and had to sell the place and my Mom moved into theyre unit at that time. This place has since been sold and bought by 3 different owners and property managments, rollercoater really. But im jusy really concerned with how this is going to effect my Mother, her health is getting more and more fragile she just turned 75 and she can't afford the costs for packing moving and then pay a first last all new move in costs for anywhere new...if there even was somewhere in her comfort area she could afford. I'm baffled how they could do this to an elderly low income windowed lady

Dear Christian: We are in CA. Do you need a witness to deliver the 60-day notice of termination of tenancy? Or can the owner of the house also sign and date the bottom line of the form proof of service?

If I sign a certain term lease, let's say a 6 month lease. Do I need to still give them a notice that I'm moving out at the end of my lease? I signed a lease that ends in May and they told me I was supposed to give them a 60 day notice so I'll be charged a 3000 penalty even though my lease ends in May.

Hi I rent a room to this young man who lied since day one stating he works full time but he is not. later brought his toddler little girl; first he said to visit 2 days a week later he brings her like four days and spends the nights now he doesn’t have the rent money and brought her bed in my absence without asking me. I live in northern California he’s been here only 3 months in my house. I told him his daughter cannot live here because we have a pool. He said ok first but now he brings her to spend the days here.
