The new BASIX 7-star changes explained

The Australian Building Code Board has announced a raft of changes to the National Construction Code for building a new home in NSW. One of the more significant changes is the energy efficiency requirements for BASIX Compliance have changed.

As of the 1 October 2023 all new homes that are lodged to a certifying authority must achieve a minimum of 7-star energy efficiency rating.

Another marvellous idea brought to us by out of touch government.

What happens if you are on the wrong side of the road, on a 1w.5 x 28 m lot, and you can't rotate your home to suit the correct orientation? And your driveway is in a wrong spot... And your neighbouring properties are two storeys casting shadows over your home from every direction...
Now, the all electric nonsense.
Most lots struggle to get a 2nd phase, and you need one for lights and power points, at least one for air-conditioning, 1 for basic appliances and HWS, and don't even think of an induction cooktop, as it needs one phase on its own, and God forbid a pyrolytic oven, which often can barely run on one phase, and if you want a flashy one then youll need two. An average roof can only take a 5-6 kw solar system, which won't be enough to come anywhere near the demand. Ans so on and so forth....
