I'm actually listing my house on the market tomorrow! I'm going to take the equity and pay over all my debts. Then I can quickly save up my emergency fund and a new down payment. It's a big sacrifice but I'm excited to have no debt ☺️ thanks for the video

Now in VA the houses are higher because there is a less people selling. Less offer, higher prices. By the other hand, sellers have a less interest rate 2% -3%. It can be an opportunity for both sides.

Lots of people buy and sell 🏡 right now. In our market home values have not been affected as of now either. And if you are not buying/selling - consider REFI. Many lenders are waving appraisals and reducing closing costs in addition to super low rates 😀

The only time the market matters is if you’re getting in or out of it. If you’re moving up/down/across, it doesn’t matter because you’re buying in what you’re selling in. Psychologically people struggle with the concept of selling in a depressed market, but you’re also BUYING in a depressed market and the same is true in reverse. If you’re selling to liquidate an asset for more than a year or two either because you’re retiring, need the money or perhaps simply planning your next move, then try not to do it in a depressed market. Most of my retirement income is in (paid for) investment properties and I have made a note to watch the market 7 years out from retirement and liquidate in the next boom. If you’re getting INTO the market, it’s a little trickier. Even in a boom time there are bargains to be had (perfect storm is desperate sellers using a hopeless agent), so ignore the market and instead focus on finding a house that suits your needs, that you can afford and that isn’t overpriced, no matter the market. Obviously there is better opportunities in stagnant or depressed markets, but don’t wait on a sign that the whole market is crashed before even looking because it may not come or the sign may come too late.

Ms. Cruze I am a 1st time buyer. I have about 75k in the bank in savings I earn 45k yearly. I have no debt at all. My daughter is to start high school this September. I have steady work despite the crisis we are facing. House I am in talks to get is a 4 min walk for my daughters school. The train station for work is a 2 minute walk. I plan on putting 16% down. With a a credit score above the 770 mark. I am looking to get a 30yr fixed loan the loan amount would be 204k after the down payment. Should I take the leap or be patient.... thank u

The Fed just announced today that they are now expecting a prolonged recession moving forward. So DO NOT BUY A HOME NOW if you can avoid it. Values will decline. Remember the Fed said a PROLONGED recession. Get out of debt and beef up your savings to prepare to weather the storm.
