You can get cryolator just after meeting dogmeat. Just go to the lock, tell dog to find something for you, and he will pull the gun from the cage WITHOUT F**KING OPENING IT.

Straight up north from where the pump is and a little west of the robotics disposal ground near the edge of the northern shore of the lake, there is a steampunk trunk in a sunken row boat filled with goodies, weapons, ammo, healing stuff, etc. worth soaking a few rad.

When I found the last place you spoke about, the military looking one, inside the locked door I also found a broken/destroyed Mr. Handy that had a military paint job... It was also twitching every so often. I'm guessing this can randomly spawn, or I possibly missed out on an event before I got there...

Just in the left of the robotic disposal ground there is a T 45 power armor that is full equipped that you can acquire even before you go to the Minuteman
