Ricky - if you do the renovation now, due to supply chain issues - it might slow down the process of getting all the renovation done, and could delay the selling your home and that puts some market risks, could be? Your thoughts?

Congratulations to you in selling your own primary house and welcome to your newborn girl! If you are planning to flip properties like I have been doing in different states, please consider to establish a living trust to protect your next generation. With the living trust, you can avoid the probate in case anything happened to Rachel or you. The earlier you established a living trust, the better and more comfortable for you to invest even more in real estate. Just want to share my own experience. Good luck!

So happy for your growth in the family! I'm a new 1st time dad as well.. she is my world. Congrats i hope you get 1.7 million!!! Would love to see the listing price on zillow and see how well it does! We just sold our glendale home for 200k more and locking in 153k profits bought it a year ago lol

Smart move as far as not renting it. In this market you could probable sell it for $1.3M as is with just staging. Save yourself the time and headache of all the renovations (especially with a new baby) and make your money on other deals. Just be careful man. You are taking on a lot with flips, stocks, youtube and new baby. Be sure to really take care of your wife and family. Just speaking from experience with 3 teenage kids and doing major projects and business each time my wife was pregnant. Lol

Or sell it and pay cash for a smaller house. Live debt free. At first, you won't make as much money as buying multiple properties, but you will be debt free with no house payment. So if the economy goes to sh9t then you won't have a monthly house payment and you won't have to pay any interest to the banks. Then, invest the monthly money that you save in not having a house payment into stocks or real-estate. You can build wealth super fast when not having debt. Stress free, debt free lifestyle.

Yes selling it now is a no brainer! Just a side note for your future homes that you will be living in... I learned this from flipping multiple properties and also from seeing exactly what you and what 99% of home owners do. ALWAYS fix up your home the same way you would right before you sell it... this way you can actually enjoy all of the nice upgrades and so on that you are going to eventually put in the home anyways instead of living with it not the way you are truly happy with for all the years you stay there and then just when it is time to go you make it the way you wish it was all that time just for the next person to enjoy. Because the money will be either spent while you live there and get to have it the way you like or it will still be spent right before you move out. So the cost is the same except for maybe some of the very minor stuff like repainting it, cleaning carpets and other very minor stuff. Looking forward to seeing the before and after of it though once you get it done 😊 congrats on your baby too, there is nothing like being a dad 🥰
