When Mr Myagi is your butler, you know you’ve made it.

I like the way he lets slip how sharp he is just for a moment by working out the price of the house, then goes back to his usual style.

I just love how Columbo is so dynamically all over the place with the killer here. He knows the guy is from NYC so the usual charm won't necessarily work. This is their second meeting but the Lt makes it abundantly to the killer that this is a shakedown. He's getting info but he's really badgering the guy. Pushing his buttons. It's not friendly and he wants the guy to know it.

Lessons in life: NEVER - ever talk to Inspector Columbo about seemingly random things. The information will be used against you for sure. When you see him ring the bell or knock at the door for a warrant, or call the lawyer, or hide in the cupboard ;-)

The calculation Columbo was doing (his "real estate rule of thumb") consisted of just multiplying the yearly taxes ($18000) times the avg mortgage (in those days) of 40 years: 18000 x 40 = 720, 000. So, if the actual house price was $750, 000, then 750000/40 = $18, 750 in actual yearly taxes. I always wondered how Columbo did that....now I know!

Rule #1, don't engage in small talk with Columbo

In case anyone is curious, assuming the episode is set in 1971, that $750k would be over five million dollars in 2022.

Rule of thumb when dealing with Columbo:

NEVER EVER sign anything for him, DON'T let him see specific areas of your home, NEVER let him see and touch your hands, NEVER answer any of his questions without an Attorney present,
And NEVER EVER Autograph any books, pics, etc if you're famous..
He's a shrewd-dude lol

This is from season 2, episode 1, "Etude in Black".

Loved how at the end, the killer shook his hand, and called him a genius.

This is a great scene from an incredibly good episode. Cassevetes was just as good an actor as director. Wife carrying the financial water for him.

There are two extraordinarily long dialogues in this episode and they are both great! Cassavetes and Falk! Masterpiece!
