A video comparing MLPs and REITs would be very interesting, also discussing the debt maturity profiles of the different companies and what it means for inflation protection.
Just an idea... Currently I still like the risk/reward proposition of energy infrastructure in North America, and I would definitely pick an MLP like EPD together with REITs in a high-yielding portfolio.

Thanks, Jussi, for your interesting video presentation on these 4 REITs. EPRT continues to look very interesting to me. And I actually like AIRC as a better, if not riskier, alternative to CPT in the apartment space. Good stuff!

Very interesting topic. My 4 would be: for Towers ($CCI), for Net Lease ($NNN), for apartments ($CPT) and for alternative/Unique ($ARE).

I’ve been following your channel here since early on & have made many purchases (after due diligence, of course😊) from your recommendations; ADC, CCI, CPT, EPR, EPRT, UNIT, VNO/PRM, VONOY, WPC. You’ve been a great resource & I really appreciate your thorough research & thoughtful evaluations. Big Yellow, though, looks less compelling to me. The UK has a much higher population density than the US & homes tend to be smaller, hence people (& businesses) there would seem more likely to get rid of, rather than store, unused items. Further, the UK’s economy is not doing well & is not expected to pick up in the near future, which I would think will limit Big Yellow’s growth as well.

I started followed you and it really helped. Thanks for sharing. I just bought INDS- Pacer Benchmark Industrial Real Estate Sctr ETF, which is global (contains Big Yellow) and Industrial. MER is 0.55 but don't expect lower for a global ETF.

Vesta looks compelling. Mexico is definitely a great place to be for an industrial REIT, but the thinly traded shares have a ridiculous spread. As I write this the bid on the NYSE ADR is 30.56, vs 55.59 ask, while the MXSE spread is similar, 2.69 vs 4.40. This is nuts.

great video as always Jussi ! Hey, can I ask you: Can you do a video explaining what cap-rate is, how it's measured, why it matters etc? perhaps even include other metrics that are important for REITs such as FFO, AFFO etc... . What do you think? it's just a suggestion.
