Good video, and thanks for pointing out the oversupply of apartment units. I still think the oversupply is not as appreciated as it should be. Houston is loaded with new-build multifamily projects, PLUS unused commercial buildings like those of Exxon and Conoco (and some hotels) are being converted to apts. The Austin and San Antonio outskirts have new construction apts every-freakin'-where. I personally would not buy multifamily REITs. If such a REIT had a decent dividend, I'd consider it with an in-the-money covered call for downside protection, but you can't do that with BSRTF. I think you and Jussi should back away from this stock, to be honest.

Interesting video! However, BSRTF wouldn't be my top pick for a sole REIT investment due to its regional focus and lower trading volume. That said, it could certainly add an intriguing dimension to a diversified REIT portfolio.👍

Why no mention of the $278, 000, 000 loss on sales of securities that caused a huge negative AFFO number for kast year? One time thing? What happened? More coming?

Thanks, Samuel, for your presentation on BSRTF. Your colleague, Jussi Askola, is also bullish on BSRTF. As a long-time REIT investor I also find it interesting but I do not like the fact that, so far, there has been no dividend growth even though a dividend increase has been mentioned as a possibility by management. So, I am still pondering....

I know nothing about the Houston and Austin residential markets but, if I’m not mistaken, Nick Gerli thinks these specific markets are still overvalued and risky. So, I would rather seek REITS with greater geographic diversity, or invest in JRS. Will definitely look deeper on BSR though.

Is it best to buy the REIT directly as a foreign stock purchase or it jus as good to buy BSRTF on the American OTC/pink sheet exchange?

A ton of YouTubers and REIT folks are shilling BSR at the moment. Very iffy. Asking around in the markets in which they operate suggest that they largely have “VERY” class B properties. I would steer well away from this one and go to one of the much better positioned residential reits. Stick to class A.
