It depends. I'd never buy a house from one of the big house builders. They all have quality problems and it's endemic throughout the country. Sure I could buy an existing house or one of those corporate POS that will need repair work. OR I could find a reputable local builder, and work with him to build me a custom home that caters to OLD people (just planning for future).

I once worked for a luxury home builder, and the "popsicle stick and plywood homes" flying up around me in the Carolinas, aren't worth the list price.

With existing home prices still going up, the smartest thing for empty nesters to do is sell their larger home at top dollar, which in the NY/NJ area is well upwards of a half million dollars, forget Florida and come down to North Myrtle Beach, and buy a home in a manufactured home community on the water like Foxfire, the same size or larger than all of the condos for sale for a lot more, carrying monthly HOA costs as much as a mortgage payment!

This is EXACTLY WHY I did just THAT: Sold in NJ, came down to North Myrtle, snapped up a great home in a neighborhood of awesome neighbors for less than $120, 000. I have NO mortgage, NO condo dues, and with my LOW tax bill, NO ulcers!

Smartest move I ever made! These MH communities are the new wave of SMART home ownership!

In my area I'm qouted 600, 000 for a 2, 000 sq ft home ( and its 2 years out). Meanwhile you can buy an existing 2, 000 sq ft home for about 300, 000( even cheaper if you live in a smaller community) . We would like to build but we could never ever justify the additional cost.

Value of the dollar has dropped drastically. If you held 50-100k in dollars hoping to buy a home in a few years you got priced out of the market.
