Container: Go for high cube “single use” shipping containers. Insulation: Use closed cell foam insulation (not just foam insulation, huge difference)+ vapor barrier, vapor barrier, vapor barrier. If you do not use a vapor barrier you will get condensation on the inside. Rust is not the biggest concern with moisture. It is mold. Toxic mold. You know, the stuff that can kill you. Almost every dwelling already has toxic mold spores inside. There is simply not enough moisture (55% humidity or higher) for it to reproduce. Property tax incentives: most homes have a depreciative tax value that is spread over 30 years. When filed correctly, a container home has a depreciative value spread over 7 years which drastically reduces property tax payments. The lower taxes are a huge incentive for building a container home. However, some municipalities do not allow you to deduct your mortgage. Really look into the tax laws. Mortgage:You can’t get a mortgage in some areas if the shipping container does not have a permanent foundation. Additionally, lenders don’t understand or know the value of a shipping container home versus a new home. Therefore, they don’t feel they have a true collateral and won’t be willing to lend. Roof: the roof of a container home will inevitably hold water so carefully consider your best options for water drainage. I still don’t feel like I have engineered the right solution to this issue. Consider building a corner to corner wood deck on the top. It’s nice to have a deck but most importantly it is a way to shield the top of the container from the sun and reduce energy costs. Solar panels are a costly but worthwhile investment because they block the sun from making direct contact with the roof and allow you to lower monthly energy costs. Hope my advice helps. What irritates me is how many people spend time criticizing the robo voice and not bother to focus on the wealth of information you provided. I appreciate the time you spend explaining the possible problems of container homes. I have been interested in container homes for about 10 years now. Mostly seeing them in other countries. As for the comments on zoning laws, it really depends where you live. I am interested in watching more informative videos on container homes. Thank you for sharing your knowledge.

Warning against using older containers is excellent advice, as coatings have been changed in the past six years to avoid toxic substances. Older containers with mahogany floors were once impregnated with highly toxic coatings to kill rodents and insects. Now those floors have coatings that can be removed or encapsulated.

I live in St. Louis, MO where we are 10+ years behind most major cities. Our 1st container home has just been completed. Now we have 3 semi container restaurants (they use sections of containers) and we have The STL FOUNDRY retail mall project coming up which has some containers. We are getting our 1st modular business. No modular homes nor apt complexes yet.

Good information...especially about the height and insulation.

Thank for the heads up. Remembering that old containers which were used to transport fruits, will probably have commercial pesticide residues, and this is only one example. Seeing the container before purchase, unless it is new, is a good idea. Thank you again for the tips.

I have done a lot of work on containers being a retired welder, get one time high wall container, seal the floor or build sub floor, use a vapor barrier, one of the best I have saw was roofing felt glued to walls, than used metal studs for framing, you can than put insulation

I watched your other vids about container van construction and I noticed that in the video where you used your actual voice, a lot of people commented on your heavy accent and suggest you use a translator. So I'm guessing from this one should shield the roof and walls a bit to keep heat off of them yet make sure everything is well insulated against cold, and make sure to have good ventilation into a raised (pitched) roof to keep moisture from building up . I would think 2 20x40 containers with about 8 or 10 feet added between them to join them put a 4-12 pitch on a roof above it and panel the inner walls with 2x2 either metal or wood studs with extra insulation and something like Tyvek sheeting on the inner walls then panel it with something appropriate . A few narrow tall windows and sky lights here and there in key areas .
