Ken, you said you were having trouble finding the real estate to invest things: if you can't find something, create it...right? Also, the Charlotte NC area I'm in is hot right now due to folks from up north coming here for a better cost of living. Not sure if that helps, but I hope it will. If you dropped an apartment complex between Indian Trail and say Matthews, I don't see a lot of downside to it.
