What do you think is the issue when the property is fairly new great condition, great locality many views but no enquiries or visits ? Is it price or something else?

This was our strategy when my mom sold her house, however the house was never listed on the market. The agent screwed us by showing one person and listing it 2 days later they offered full price so we only had the option of accepting or rejecting it no one else ever saw the house. The agent was a friend of my aunt so we thought we would be in good hands and not have to babysit an experienced real-estate agent to do things for our best interest like at least setting a delayed review period. The agent didn't even set up a delayed move out date that my mom specifically requested because we had to buy a house in another state and they pretty much forced us out with no place to live.

I am selling now and just got my first offer, it's not a good seller market at this time with high interest rates etc. The offer is a little on the low side but not terrible, my house was priced below market value as per your advice. If you have two offers and you knock back the first one in favour of the second one. Then the person who made the second offer withdraws their offer. Does the person who made the first offer have you over a barrel if you go back to them hoping they are still interested in your house?

Declutter, remove family photos, clean well, stage your own furniture move it around if you must for better flow. Keep it especially clean and neat when you know you have a showing and you won't be home. Make sure your agent has a great photographer!!!
