I'll be paying attention to this series. Along with your A frame series. I'm still milling lumber, but will be building something more permanent to live in eventually. In a building like this, I would highly consider one of the 2 in 1 washer/dryers. They're expensive right now, but they make sense. Then you could use the space where the stackable dryer would go as some linen shelving or closet. Living in a confined space, utilizing any extra space for storage is a must.

I just recently got dinged for not having double trimmer studs and double king studs for a 5' window opening to conform to the code tables R602.7(1) and R602.7.5. After reading table load assumptions, I realized it was way over engineered for the worst case scenario. Ended up being cheaper to have my engineer do the calcs showing one trimmer and one king stud is sufficient instead of tearing out the window and framing. Also one would want to double the window sill plate on wider openings.

External on-demand water heaters leave external plumbing susceptible to freezing.
Mini-split HVAC are not up to the heating demands in my personal experience. We had to also install propane wall heaters here in North Georgia. Efficient and cheaper to heat with at this point in time.

Perfect little rental if you have a lot of out of towners working in the area not wanting to pay high hotel prices. If the markets make a comeback in 2025 . I'm either going to pay off my house or reinvest in projects like these . Gotta get out of the rat race and enjoy life

A word on rental properties. Long term leases are fine if you use a renter background service. Some towns like ours are limiting the number of short-term Airbnb type homes allowed. Be sure to check the local policies before investing or you may lose your shirt.

A “structural engineer” is needed to build this little shoe box house? Crazy. People have been building their own homes since time began, but all of a sudden we need “engineers” to review our home plans. This is standard construction, it’s fine.
