One of the most foolish things people do in divorces is leaving loose ends related to property. If there's a house involved it should be sold and the proceeds split per the divorce settlement. If not, problems. Lots of problems.

This is strange. Normally a bank would not give out a loan on a house that is way over-priced in the current market. Either something is being left out or the market tanked in her specific area.

Home owners insurance should fixed the roof. If you have flood insurance that should be covered.

I can't see any situation in this case where she comes out ahead. Someone is going to take a loss on the damage to the house that is already underwater (figuratively and literally).

During the divorce it should have been in the settlement that one or the other would quit claim all their interest into the house to the other. Doing a deed in lieu is an option at this point, but the bank can take the house and still hold the debt open on her, it's not always a guaranteed get out of jail card.

So is there no Homeowner's insurance? I don't see how if she still has a mortgage. As far as I know the banks will require at least enough coverage to cover the remaining balance. Also, a lesson here on why you sell the house after a divorce. My own divorce was amicable but we both agreed to sell it and split whatever was left over.
