Coming from apartment living for 9 years, our top priority for a home was a yard, and garage... Boom- done! lol

AMEN on your tip on checking out the health of the HOA. I lived in a condo complex where the HOA was already shaky. An unscrupulous group of owners overthrew (yes, I said overthrew) the Board, raised the maintenance fees, and then hit all owners with up to $2550 assessment with little time to pay. There were foreclosures and side deals before residents got together and hired an attorney who got a restraining order on the assessments. It was quite the nightmare. It was found that the new "board" had a buyer who wanted to convert the complex into rental units, thus was the effort to run off the buyers instead of buying us out because the funds weren't there to begin with. Litigation is pending but I got out of mine. Yes you've GOT TO do the research.

1) Are you full-time or part time? How many years have you been selling homes?
Have you sold homes in the Neighborhood?
2) Why should we hire you?
3) How are you going to handle a: 1) multiple offer situation? 2) Bad Home inspection? 3) A Low appraisal?
4) The house is currently rented.
If it does not sell this summer, we would rent it again starting in September.
Since the house has 40 years of wear and tear with many items to be fixed
new entrance door, trim, flooring, possible underground oil tank, etc.
When would you anticipate putting the property on the market?
5) Can you email me a draft contract so I can study in detail?

I live in Massachusetts currently in our apartment looking to buy my first single-family home would like to have a nice size yard for entertaining also really wanted a three bedroom two bathroom and a master what the on suite which a lot of people told me in my price range in the Massachusetts real estate market probably will not be possible what is your advice is that something I should not make a big deal of also hoping to get a garage and having central air would be nice but not a must have was looking somewhere in the $400, 000 range

Best thing for your kids is to keep your kids out of the crappy public schools. No matter how seemingly good they’re reported to be, do your kids a favor and stay out of public schools.
