Good insight to the real insight.

The loan part keeps changing depending on the market conditions. In the past 3-4 years, when the interests were low, banks were providing loans with 0% down payment.

Also, the real estate market in Germany doesn’t seem to go down for the end consumer - either the interest rates go low and property price rises or the other way around. Eventually, the end consumer has to pay more

You can get a loan of up to 100% of the value (not the price) of the property.
But you have to pay for the additional cost with cash with can be 8-16% of the price.

If you are sure about staying in German, buying is the way to go considering the development of rent increases in the last few years.

Well all points taken, but i think one of the most important point one needs to consider that as an expat, you are overly charged for rent. And that too, lots of bullying behaviour from the house owners. especially to indian expats. I think, this point alone, makes it reasonable to just collect 20% down payment as cash and just go for 100% finance. Banks gives loan to expats. if schufa score is good

You mentioning one of the reasons not to buy property, is getting a german passport after the minimum time and then moving on to an english speaking country is weird. It shows that it is too easy to get a german passport, or should include loosing the german citizenship if a short time citizen moves away. It shows that the reason for getting german citizenship is only for personal economic reasons and a lack of identification with Germany as a country.

hi, I own a construction company in germany (GmbH). i could invest some money at this point and i was thinking of buying a plot and building some houses for sale. i think is a good idea having my own manpower and being from romania contry from where i could bring many cheaper material for the buildings. what do you think, it worth it?

Hey Ahsan, great video, thank you. I have a question. I owned a German property for nine years, I'm a UK resident and bought it to renovate. I couldn't move to Germany for certain reasons so every time I got holiday allowance from my work I went to Germany to renovate the house. It was the only property I owned worldwide and it was not rented out at any point. Clearly I didn't get very far so I have now sold it. Do I have to pay capital gains tax as effectively it was my only residence? It was used solely by me and I have heating / insurance etc bills to prove this. I guess essentially you could class it as a "holiday home". Look forward to your thoughts. Thank you.
