I own one. It's not new. It needed some TLC but it was just cosmetic issues. I realize my home may never increase in value. But I'm okay with that. Just needed to get out of our old apartment and our lot rent/mortgage is only half of what we paid at our old apartment and we get more space.

I've been in this business for over 30 years installing transporting I can tell you one of the biggest problems the frames that they use underneath if you don't have a wide frame and a short Outrigger and cross members underneath meaning i-beams you're definitely going to have a leveling problem because the walls sag as they're going down the highway it's the bird wing effect like a bird flapping his wings all the weight is on the walls my wood floors are a must plywood roof is a must always buy a wind Zone 3 never win Zone one or winzone two if you have any questions talk to me online

Don’t be afraid to purchase a show home from the previous year(s). I saved a lot of money simply by purchasing a previous year’s home where they were wishing to bring in the brand new models to setup as show homes.

I went to a seller who has been in business 50 years...they were wonderful. Had the ability to help with anything we needed from a drive way to furniture. Everything done by the seller. The brick underpinning we chose is beautiful. I have nothing but praise for our Sunshine home and for the dealer where we bought our home.

Own your own land! They raise rent every year and it cost a small fortune to move one. One that knows well.

Do everything you can to avoid a depreciating box and renting a postage stamp to keep it on.

Thanks to covid mania- lack of building materials and price gouging- they have been marked up 30K and made former "standard" inclusions "extras" now. None available in the lot in Northern WI, all back ordered. Thank You Kristina <3

I own my own land. Paid for.
Am looking into these modular/ manufactured homes. I DON'T want to hassle with a bunch of pain in the "A" issues after it is set up.
I really aporeciate these tutorials !

I bought a brand new manufactured home in 1999 in Fontana CA. At the time we got a nice deal with the mobile home park. Space rent was only $200 for 5 years. 22yrs later and I still own the home however my mom and her bf live there. Space rent is roughly $700 and actual home payment is $340. Still, adding those two together it's cheaper than if they rented an apartment or house. Having said this it's best to put a manufactered home on your own land.

Very valuable info/advice Kristina...thank you. Years ago I had an issue with a piece of furniture that was purchased with a warranty. This company sent out their repair tech who claimed that the issue was unrepairable. The company refused to take any responsibility, so I contacted my State Attorney General's Office and registered a complaint. Within a week the company called me back looking to settle UNDER MY TERMS. Of course, I asked for a full refund (including tax and delivery). They complied with no ifs, ands, or buts...check came in the mail a few days later. Perhaps a solution for those with warranty issues on their homes as well.

What surprised me the most was in my old double wide you could hang a picture every 16 inches on center and hit a stud. After selling that old home in a park I then bought a new one and put it on land I had purchased. You're lucky if you can hit a stud within 2 foot in this new home. How this meets any building code or safety standard is baffling to me. My guess is the legislature in Pennsylvania were bought off.

Get concrete footers in the deal for the blocks to sit on. mobile homes settle in the ground and its absolutely imperative to have this done. My dad brought a Franklin double wide and it was set up on footers .

You should do a video about land covenants. A lot of people don’t know about these things before purchasing land. I’m dealing with a 5 acre lot that preventing me from building a house therefore I turned it into a huge orange orchard since I was planning on planting a few orange trees before being struck down for building a house there.

I can't tell you how many times mobile home park owners don't pay the property taxes. In my local municipality, we actually had someone purchase a trailer park, which included several subdivided lots within it. They never even had those lots transferred into their name, to the previous owners kept receiving property tax bills for those lots. Sometimes they paid them, they didn't. It was one of the most shady things I've ever seen, and it's astounding how common this type of behavior is.
