People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Sure I'm not alone in my chain of thoughts.

We make great money but I cannot fathom paying 3-3500k a month on a mortgage. I guess this is my childhood poverty upbringing.

Just finished the video but I’m glad you stayed ethical and told them what the best decision they could make. Any other real estate agent would’ve definitely went in for the commission and not think about the client at hand. Fiduciary duty at its finest Javier 💪🏽

I love the ethical standards that you have! My realtor was the same. She would tell me when a house I wanted didn’t make sense, and why. I would be in a bad position without her!

Probably put some money into the house if its "falling apart". Could put some money toward renovating the house instead of a pool which is probably a bad investment. Or just pay off the mortgage quicker if there's that much extra money depending on the interest rate.

They could buy a nicer above ground for a few thousand and not have to spend like 50-100k for an inground pool.

The only advice is add is encourage the client to get involved in their bigger community. Help the area around you get better rather than abandoning it. Lobby the city to invest in the area. Help improve it. You'll make friends and make other people's lives better too.

Javi is a God sent for all his viewers and followers! Javi, you opened the eyes of those of us who are so blind to a flashy house we can't afford instead, of appreciating what we already have. Many people around the world are scrapping by, but here we are complaining of just renting a roof over our head instead of being thankful we can afford to pay rent until a house is doable one day.

I'm on a situation where im paying rent ($2500) and saving around 3k per month. I want to buy because yes, everybody does, but by putting a Downpayment of 5%, my mortgage will be similar to my rent, BUT i will also have to pay PMI, Taxes on the house, HOA, Insurance etc bringing my costs to $3700 or so. For me, honestly it doesn't make sense to buy a home with 5% of downpayment, and the interests at 6 to 7%... it just doesn't .... its better to keep renting + saving.... The 3 variables that will make the situation better are: 1. Rent goes up, and competes against the mortgage+other costs 2. I have more downpayment, so mortgage goes low and 3. Interests go low so mortgage goes low. What are you thoughts on these ideas? By the way, great content, clear, concise and ethical, thank you -> Subscribed!

I have so much more respect for Javier after watching this video. He could have raked in a fat commission by being a sellers and buyers agent to her. Instead he told her what she needed to hear. She really is in a great position and would have blown it all in her face if she bought another house. Thank you for being a real one Javier.

By comparison, I make $3, 600 a month net. My mortgage and HOA combined is $1, 803 on a $203, 500 loan. I put an extra $50 each month towards the principle which brings it to $1, 853. I hope to increase that amount over the next few months. I would love to be paying under 1k for a mortgage with my income. They don't seem to understand just how good of a position they're in.

She already owns a home……..The “what if” should be is if your renting…….. Great job by the realtor, take out 100k of equity and put towards fixing up your current home.

When I see these videos of how much goes to mortgage. Nobody ever talks about Roth or 401k. It’s like everyone going in YOLO at buying? Not being able to max out the Roth and 401k when upgrading to a bigger house is a red flag for me. 😅
