Why wouldn’t an owner sell it using a realtor? To avoid a commission? I suppose this makes more sense with a lot of supply and low demand.

Whole sailing is a short term strategy get into a deal and out and make money.

We’re dealing with paperwork.

Motivated sellers want to get the property off their hands. There mostly selling fixer uppers.

Investors solve the problem for them.

They agree to let you buy the contract. Flip the contract to another investor. That contract is now assigned. Then they pay you a fee for the contract. 5-25, 000$ if you get a good deal you can flip the contract. This is nation wide. Your the middle man.
