I was in the game back for 3 years about 5 years ago. Then took some time off. Did really well. Closed 3 deals my first 4 and a half months. Still have all my contacts and contracts I can use. Just tough to hop back in. Seems crazy but it’s a motivation thing.

I understand everything. I took notes the only thing you really left out was the contract. Where to go what to do and what kind of contract. I understand everything else. But the contract is primarily the main focus and one of the biggest parts. Can you point me in the right direction so that I know what kind of contract I need. Are there premade contracts or will I have to draw up my own contract? I can really do this. I’m about to lose my home and my dog, I have to do this!

I can tell yall rn it’s worth it more to whole sale. I’ve flipped 4 houses didn’t make money on 3 of them I haven’t lost money either but the buyers get so picky Nd it’s so hard sometimes to sale houses worth more than 700k. Less buyers in that market. I’m going to start whole selling instead. Less headache

Most Wholesaling guru's on YouTube have a really trashy feel to them and their videos. They love to brag about how much money they make and they're sure to wear jewelry in their videos and they have a very sociopathic vibe to them, like they see people and their homes as just pieces in a board game they're playing for fun. You don't have any of those gross qualities so I'm just gonna' follow your channel now. I respect the way you carry yourself and talk about the industry much more.

So how does the process work once the house is under contract with you? Do you still have to put down the earnest money, go through an inspection process all while trying to find someone else to take this deal from you?

This wasn’t explained very well how do you make a contract how do you get one have to you get everything secured how does the buyer not realize that your the middle man and then go to the original seller

how does the real estate agent not find out youre flipping their property how does the cash buyer not just go to them directly >?? the cash buyer abvoiusly knows the price of the home its all over public records....??? how does this even work

Im glad I have these videos on YouTube to learn about real estate investing. But damn it sucks to think how saturated the market is/will be from thousands of people watching these videos and trying it out for themselves.

1:58 The thing I can’t wrap my head around is why does the flipper always ask more than the price?? Are they always gonna do that or does the wholesaler convince them?

In order to assign the contract you had to sign a contract correct? This is the risk that you would have to abide by the contract if you can't find a buyer.
