Eviction in Virginia happens when a tenant commits lease violations (such as harboring unauthorized pets) or refuses to pay rent. In either case, the landlord must give the tenant a chance to correct the problem or vacate. If they do neither, the landlord can proceed to seek eviction from the court.

What about a tenant that is paying rent on time, is blind and just had a stroke?? How is it okay to evict a 74 year old, blind, recent stroke survivor who has always paid rent on time. No pets at all.

Thanks for the vital information. I have a couple of questions. With the pandemic going on does anything change to this process? And also my tenant has a lot of garbage on the property. What can I do about that?

Hi, how do I just do a writ to possession of the property? They are paying rent but destroying the property.

I have a fixed lease until aug 2021. I havent violated nor paid late. My landlord rented my yard to a hunt club! And she sent me a 3 week notice to leave. Now she has served me with unlawful Retainer papers saying SHE is choosing to end the lease. Believing she can make me leave 7 days later. What the I have a lease for another year! And she has had people shooting in my yard 3 to 4 times a week the entire time I've lived here against my wishes. Shes going to have to oay for this, isn't she? Oh, and im disabled. AM I right in thinking this dummy just filed a lawsuit for me? Because she has to pay penalties for doing this. She believes she can use the clause about 30 days notice after it goes month to month any old time during the lease. It clearly says fixed lease from Aug 8 2019 to Aug 8 2021. Then....month to month blah blah blah.
