I live in Virginia and the eviction process can start after you’re late on your rent which is the 5th of every month. It doesn’t mean you have to move in 5 days. They can just start court proceedings. Most people can get help getting caught up on back rent once they have the court papers.

"this officer, carried away by his own enthusiasm, sometimes isn't accurate." jeez that's a little bit of an understatement, ya think? That's not a "whoopsie, my bad!" Finding that paper on your door is a fucking terrifying moment no one should have to go through unnecessarily!

Also, his enthusiasm? That's a wierd way for the narrator to pronounce "incompetency" isn't it? Or is that just me?

Amazing how people have so much compassion for tenants who know the rent is due on the 1st of every month but try to act as if it's a surprise when due. I say throw them out BUMS.

In California renters that dont pay their rent can not be evicted if they have kids.

Fice days? This is inhuman. What if the person is sick at the hospital or lost their job. 2 months would be more appropriate.

In my state after 5 days late we have to put a "5 day writ" on the door. That tells them they have 5 days to get out or pay rent. If they don't after that 5 days you have to file the eviction with the magistrate. Once the tenant is served they can respond to the court and ask for a court date to say why they think they shouldn't be evicted.
That whole process usually takes 45 days. Being late on rent the judge usually only gives 5 days before the owner, with a peace officer, can literally put all their stuff on the road.
It sounds harsh but reality is no one can live for free. Most of the time people will pay late months on months then get a full month behind.
