I able to say no to a person whose income comes from illegal activities, like selling car parts, drugs. But I'm not able to say no to a section 8 tenant who has a history of destroying past rentals, where rent is still owed, who owes restitution on damages to last owners. Now L.A City wants to pass a law that prohibits me from saying no to prospective tenants who have poor credit or have a criminal record. This can include being an active registered sex offender. The risk that local and small governments are placing small landlords under is ridiculous.

I'm sorry but if people have been living rent free for 2yrs due to pandemic eviction protections and still can't pay the rent they need to move out or be evicted. I worked through the entire pandemic, Go find a job and pay your bills.

How about helping the landlords out instead of this being all about the tenants. How are they going to get the tenants to pay the landlords back the back rent. I think landlords should be able to collect back rent though garnishment though income taxes. Landlords has bills also

Eviction tsunami, a lot of area's are not even at pre pandemic levels. With moratoriums running out, eviction levels should be off the charts, but there not. Landlords have been getting the shaft for over 2 years, its time.

I’m getting evicted for complaining about damages! I’ve never met the owner until they showed up unannounced and now suddenly they want to sell because of repairs. 95% of the damages were there before I moved in! I took the house in not so good shape and I regret not video recording before I moved in!

The renters destroyed the living quarters because they don't care, not their property. The landlords need to pay all the damage that they cost. No protection for the owner. Washer, dryer, dishwasher, floors, walls, and all the rest of appliances. If is a house front and back garden, the renter doesn't care the trees, become dead garden. The have a pool is very costly and jacuzzi. Landlords should be protected not just the renters the law should be fair for the landlord and renters. Eviction the renters left the house or apartment full of garbage, the landlord needs to clean up. Landlord shouldn't deal with no payment because of the pandemic. The tenants should pay the rent.
