Oceanside, Mendocino, Auburn, and Clovis are the only ones I would remotely consider on your time native Californian .

Every where except the beach is hot. The electric bill from the air conditioning is at least $350 a month & that’s with black out shades & tinted windows! I have lived in SoCal all my life.

Roseville, Oceanside or Mendocino would be my choices.

I live in Pico Rivera about 10 miles east of downtown L.A. The house is 74 years old, 3 bedrooms, 2 baths, den, central air, rebuilt kitchen and is 1, 425 sq. ft. It was appraised at $750, 000 a couple of months ago. HOLY CRAP!!! I'm rich!!

I know the area of Roseville, Auburn....
The rent is around $2700 for 3/2/2 house and Apts are about the same, and for housing price, it should be $100, 000 more.
As of April, 2024

That's ridiculous! This PR people forget to telling that real estate taxes will costs about $ 9.000 thousand dollars a year for a house of $700.000 plus insurance, water, heating and air conditioning, gas is very expensive and so electricity, phone, tv etc. Nothing is affordable any where much less in CA.

I could afford an apartment in most of these towns, however I'd have no money left for groceries

Auburn would be my choice. Already been checking out RE there. Could not find "Lake View" anywhere in California. Holtville and Imperial are total No Go, those places are hot AF, dry, nothing to do and really bad air quality.

Roseville is getting over populated from all the Bay area people moving there. The traffic is horrible and it's only getting worse. I was born in Sacramento and remember Roseville as a sleepy little city with nothing but empty fields everywhere.

All those places that you gave are all towards Los Angeles- how about coming towards like Palmdale- Lancaster- Rosamond- Mojave-Tahacapi-Barstow- it's totally worth living in the desert 🏜 & a lot less smog.🙂
