is it too late to start an airbnb business in 2024? There are a lot of risky indicators out there, and, if you asked strictly as a hands-off investment. I would say yes. But airbnb is more than just a passive play, so there's more at work. Here's my full thoughts.

Yes in many sub markets are inflated values and recent buyers are upside down with trending down.

Not all of the facilities are places you would want to stay. The hosts can act like jerks and the AIRBNB management at the center will do little to help the guests who have complaints. This has made me reluctant to go to places that advertise with AIRBNB, I am distrustful of the hosts. Some are great and others are jerks. You do not know before you stay somewhere which it will be. The central organization does not do much to help dissatisfied customers. I think this will make AIRBNB increasingly unpopular.

I am in El Paso, Texas. I've noticed many hosts are a bit greedy with pricing or try to match bigger cities like Dallas or Houston. I still want to give it a shot, but with a more realistic approach and price point.

Why do hosts feel so entitled and forgot that the guests are actually paying for there place. A list of chores before you go? Yeah right! $250 a night Iam not doing nothing, not even taking out the garbage. Last airbnb told me to please put the cover back on the barbecue. We paid more then $3, 000 for about 10 days. So Petty and ridiculous to go out of your way to message that. They said it causes rust and that it's in the guidelines. I was pissed. Why not just wait a couple days and put the stupid cover on the barbecue and leave it at that. Host nowadays are just traumatized by bad guests but they have to remember to take care of each individual guests differently with professionalism. I literally paid their mortgage and have booked there before. The point is they made us feel unwanted and I felt like I was walking on eggshells the whole time after that. Love to hear your opinion

I definitely agree it’s too late. I made the most money during the Plandemic, though. Lots of repeat guests.
