Great Rural Towns in Utah to Retire or Buy Real Estate.
Want to find a rural town, get a mortgage, and real estate in rural New York? Today we are looking at the Empire State, New York.
And yes, NY has rural towns. An odd amount of people don’t understand that New York is so much more than New York City.
A couple of things about rural New York towns. They tend to be a little more expensive than other states and the weather can be bi-polar. Summers are amazing, but winter can be horrible.
What we are looking for is that sweet spot. It is a decent place to live that isn’t too close to any major cities, easy on the crime rate, not 5 hours away from a hospital or so far out they have horrible internet.
In the other videos, I explained that not all states have 10 good rural towns and I don’t want to waste your time with some places that are a reach and shouldn’t be on the list.

Good job Briggs. Morgan is a nice area. But that valley can get really cold air trapped in there, not uncommon for below zero temps. FYI, Weber (Weber County) is pronounced Wee-bur

Ah, Utah. I miss living there. Mostly I miss my small ranch near Huntington, UT. Back when I lived there, we bought this ranch for less than 100K and sold it 15 yrs later for only 150K. Wish we hadn't. It's worth over 1million now. Raised my children there, grew fresh veggies as well as beef, pork and lamb. Loved the people and knew every cop in the county as good friends. You had mountains just to the west and awesome deserts to the west. It's a great place to live. Nearest hospital was 35 miles north in Price, UT and Utah State has a great university there. Summers had plenty to do with lots of town festivals almost every weekend. Also tons of areas to camp, fish and hunt. Yep, I miss Utah.

Aunt & Uncle used to live in Panguitch. My mother thought it was the perfect place to have a heart attack.... turns out she was right. After the ambulance crew (one of the house keepers and someone from the cafeteria) managed to get her into the hospital she had absolutely excellent care. Panquitch sets at a little over 8000 ft and is a big fishing/hunting/hiking destination. People come up from sea level and drop over with some regularity, so they have become experts at treating heart attacks.

I lived in Utah for 10 years, it's an amazing state. I miss it daily and consider it home. Just as I was leaving, a lot of Californian companies were moving there (as well as Californian people) it got very expensive and the homeless problem in SLC is absolutely out of control. Otherwise, I can't praise Utah enough.

4:42 :the Beehive reference is actually from the Mormon word Deseret. Deseret means of the hive. Like bees building as a community. They proposed a state of Deseret to the government, that included parts of surrounding states. The government dismissed the idea.

Lived in Panguitch for about 15 years. Loved the "there's a church right next to the hospital if things don't work out..." Never thought of it like that before. Good laugh there.
BTW- the hospital staff is Top Notch. Way above what you'd think for a small town.

Note on home prices: We've experienced unusually high prices for homes. My home was valued by the county at nearly 3 times what I paid for it nine years ago.

Been all over Utah, many times. My favorite town I'd like to live in, is Richfield...right in the center of the state. Not too big, not too small.

I am a long term non LDS resident and I LOVE this state. With my background I could have worked in any state I wanted and Utah is where I chose to live and I expect I will die here. BUT, if you are not LDS it does present some challenges especially if you have children. With the exception of Morgan, which is right on the interstate and only about 15-20 minutes from Ogden, all of the other towns really are RURAL. And, not trying to be mean here, but it is important to know that these rural towns are, easily, 80-90% LDS.

400 to 600 k is not retirement level housing unless you were some tech exec who is retiring.

Yeah how about not. Housing prices have more then doubled in the last 7 years. If you're moving here from a state that has really bad economic and tax policies just don't.

We just visited Utah in March and I remembered why I loved it so much when I visited as a kid….it’s absolutely beautiful!! People were friendly and it was an awesome visit. Moab is a great place to see! Thanks for this great video!
