10 Cheapest Places in Utah to Live and Buy a Home (Nice Places)

Let’s talk about the beehive state, Utah.
In recent years Utah has been climbing up the list of most moved to states. Low crime, good schools, jobs, compared to most of the states out west they are doing really good. Sadly, because of their appeal and popularity, the cost of living is climbing along with housing. The median home price in Utah right now at the end of 2021 is $512k. That is well above the $361k median nationwide.
So, those numbers should tell you finding an affordable and nice place to live in Utah is kinda hard. We’ll do our best.
A couple of things to keep in mind, we are looking for nice and affordable. Not just affordable where you are out in the desert with neighbors that have 6 cars on their property that have moved since the Reagan years. The second thing is this is Utah, not Mississippi. The prices will be higher. If you get sticker shock and want to leave a comment about how nobody can afford these prices, you might not, other people can or they wouldn’t be this expensive. We will do all the states and there is much cheaper.

I grew in Utah but the cost of living has tripled in the last few years. It is a good place to live but with all the people from out of state coming in like crazy, its been hard to find apartments and housing.

Moved here 25 years ago. Lived all over the US east before. I love it here and tell everyone it is a terrible place to live. Too many people are moving here so please tone it down.

The reason the streets are so wide is that Brigham Young wanted them wide enough to for a wagon team to make a U-turn! Also, someone asked if there are any Catholics in Utah…the largest Catholic high school west of the Mississippi River is in Draper, Utah.. Roy is near Ogden, not Orem…. The state is awesome

I moved to Logan from Oregon after my wife died to be closer to family. I love it here and would never leave.

You should also share that the income to home cost ratio in Utah is one of the highest in the country. They really don’t pay enough in Utah to afford a home.
Also don’t forget to mention the air quality in the winter along the Wasatch front is at the top of the list for most unhealthy in the nation.

While I am not religious or anything, having an entire area built on a foundation of being a good person and raising a family surely makes Utah stand out as a great state to move to. It really does improve neighborhoods.

You can build your own off-grid home in Utah, with a well, greenhouse, barn, and solar system for around $250, 000. We use Starlink to work online, if needed. Roy is in the Ogden metro area. Burger Bar was featured on Diners Drive-Ins and Dives on the Food Network. Provo is the home of Brigham Young University. Wide streets are great for snow plows to remove the snow. Living up in the mountains means the houses will be very expensive because it's more secluded, and cost of land is more.

There's an article by KSL that shows the real reason why home prices have increased so much in Utah. There is a house shortage. Too many people and not enough houses. The real reason: People are not moving out of Utah. In other words, the people that historically would have moved out are not doing so. People from other states moving in is part of the reason, but not the main reason.

The reason utah become so expensive, people from California has been piling up here and they have MONEY which has raised the housing market. Utahs homeless rate has grown astronomically.

You failed to mention there is a housing shortage in Utah. This shortage causes bidding wars with all houses sold. Most of them end up being at least $50, 000 over the asking price. It's ridiculous buying a house right now!!

Interesting list, I grew up Spanish Fork and live in Provo for the last 20ish years and I love it here personally. I love the mountains being so close and it is quiet and everything I need is close by. Good list!

I live in East Layton and I am shocked at how much housing has gone up since I moved here in 2017. South Ogden, South Weber and Washington Terrace are less expensive. Roy, Syracuse, West Haven are less expensive too and some areas a super nice. I think it’s hard for young people starting out to find a home under $300k in the Northern Wasatch front but it is absolutely a great place to live

Utah is pretty awesome place. BIggest problem is the air quality in the winter and its dry.

Logan is home to my Alma Mater, Utah State University, and their football team just won the Jimmy Kimmel LA Bowl, 24-13 beating Oregon State. Go Aggies! Also love the Blue Bird Restaurant in Logan. Love this town, and the Canyon, which passes by Beaver Mountain - a family run ski resort and has camping and RV Parking in the warmer seasons. Also love to go to Bear Lake. Tony Grove Lake is in Logan Canyon as well, and it is a beautiful drive in Logan Canyon.

My first year and a half on earth was on 40th between wall & Washington in south ogden... my grandmother's house. Wierd to think that utah has become unaffordable... when I was growing up it was one of the least expensive places in the country... times have changed.
