Theres something going on that i think nobody has mentioned. But ive been noticing. Im currently active making offers. And i think there is realtor manipulation which is buffering the correction of prices. Only advise is to stand firm on offers and stop offering over asking price. Ive been asked by the realtor to offer more to have a better chance to get my offer accepted and i pull back and the property is still listed for sale. I had a talk with another home buyer at an open house and brought up the same thing happening to him. Be very careful who you trust to be your realtor. Realtors make more commission the higher the price and might have been investing in real state in the particular community so it might not work out good for them if comparables start decreasing drastically. If we keep over paying we keep validating high prices

The first home we had an accepted offer on, we let our realtor talk us into a more expensive home than what we were truly comfortable with. Thankfully it didn't work out for other reasons, but I completely agree with educating yourself to become your best advocate. No one knows your situation more than you. At the end of the day it's your bill

I was extremely fortunate that the first agent I dealt with was so over the top in “pumping up” my FOMO that I knew something was NKR (not quite right). He opened my eyes to how manipulative the market can be for buyers (especially first time buyers).

Though I dropped him like a bad habit, I owe him some thanks as he’s really helped me interpret data resources (Zillow, Redfin, etc) with a healthy bit of skepticism, and given me an appreciation for agents who don’t treat me as an easy mark.

Binging your videos. Some things I should have done earlier- but you're giving me the confidence to make the right moves going forward. (had that "I'm just a 1st time buyer, low budget, small value" mindset). I live in middle of nowhere small tourist town Wisconsin. Houses are mostly owned as second homes or vacation rentals- which is why I need to buy, long term rentals are almost impossible to find. But houses to buy are equally difficult. I'm single income and VA loan... Learned a lot- greatly appreciate it!! (I don't clip nose hairs... & don't think my agent does either lol)

This video came 4 months too late. I like my house but it was my first purchase, I over paid too much and felt my realtor was just trying to rush and make the sale. It didn't help that both my realtor and the sellers realtor both worked for the same firm. I learned a lot from this purchase and now know what to look for and how to vet for a better realtor.

Thank you for all the information you provide. It makes it a bit less stressful for first time home buyers. Also just thought i say i use a nose trimmer but boy does it tickle and make me sneeze uncontrollably...

I know you’ve made a few videos in the past but I always find it interesting when you talk about finding/picking a good lender. There’s lots of info about realtors it seems but the lenders seems like a black hole of chance. Not just the numbers game but also the lender themselves. We would especially like to avoid the ones with long nose hairs.

Hey Javier, I’m looking to buy my first investment property this year (2023) I see house prices already dropping about 10% and I’m starting to make offers even 10% below listing price. 20% DP, conventional, BUT the high interest rates and a possible crash have me second guessing if this is the right move or not. What do you suggest? Should I give it more time? Or go for it if my offers are accepted?

I saw a video a few days ago which went deeper into what a first time homebuyer should do in the " due diligence" phase. Can you so a video on that...
