It's pretty common for channels to talk about Old Colorado City and Rockrimmon - so I don't consider them underrated. Palmer Lake and Stratmore Hills are probably less talked about, so I'll give you those. I wish we had toured around more before buying our house.

I'd be interested in a best/tier list of areas featuring new construction. That was my wife's main desire this time and mine was being on the north side - just in case I would need to commute to Denver for some reason. We are already in Wolf Ranch but I've noticed a difference in amenities compared to Banning Lewis Ranch - with the main advantage we have over BLR would be the D20 schools. For me, this is worth it while our kids are school aged. In theory, Wolf Ranch is planning to build another rec center with more amenities but that project is delayed.

Palmer lake is awesome, if I were to buy a house in co springs it would be there. I always hang out there for the 4th of July fireworks and street fair and it’s the coolest vibe.

I totally agree about Old Colorado City. I don't know enough about the other areas you mentioned to comment.

It all comes down to one thing: Money. If you have plenty of money, you have the chance to live in a safe neighborhood. I live near Peterson Space Force Base and wake up to gun fire two to three times a week. And these neighborhoods aren't cheap, starting at around $400k for a townhome or $1, 600 a month for a one-bedroom apartment.

We just moved up here from SE Texas, by Palmer Lake & Pikes Peak.
$1150 for 2br apartment.
Lots of Police, ambulances & firetrucks running 24/7.
We're in a safe area as can be. We're at N. Academy Dr & S Village Rd. Most everything you do is through Portals online or your phone. From washing clothes, etc. if living in an Apartment.
Expect expensive living, road raging or street racing, having your own bags when grocery shopping & no cigarettes less than $7 a pk. So maybe roll your own & save a lot of money. There's a lot of smokers up here, especially Pot.
Which helps me since I'm disabled from a TBI. TX, is a bit cheaper in the food & gas dept.
You cannot be a Colorado Springs Resident until you lived up here for 90 days. If Married, You must have a copy of your marriage license or your Spouse cannot get a DL Transfer, the husband can. Which is weird to me.
So you cannot get a medical marijuana card until you get your Colorado ID, after 90 days.. Unless you have a "Hook up"

Thank you for video. I have been living in Florida around 20 years. Man, I am ready to move out of here because everything getting more expensive as water bill, electric bill gas bill ....if you rent a single house 3 and 2 here at least $1800 or 2000 a month plus water, electric, gas and ...total monthly is $3500. But, you make money is the same as 5 years ago. Summer here is a horrible humite and very hot I really do not like it at all. The city water here in FL, Volusia is very very dirty and here is bad school for your children -C school. especially, every year big storm and now we are deal with big Milton storm it is very scarily as you seen it on TV now. I use to live in cold weather I like it, but I don't know why I live here in FL so long but not I must move out of here asap. thankssss

We are mean, the roads suck, there are religious extremists, there’s always new military recruits and college kids who start fights and accidents everywhere, stronger winds than you can handle, dangerous animals in your back yard, and everything is expensive. We are built different. Please don’t come here unless you are visiting and plan to leave again.

Colorado Springs is a crowded miserable place. Don't bother to move here! Be ready to drop about a million to live in Palmer lake or even much of the Rockrimmon area. Old Colorado city, where I have lived for over 40 years is full of homeless people wandering the streets and allyways. It was once a nice place to live. Stratmoor hills is close to Fort Carson so the area is full of Army people. Colorado springs was once the best city in the country, now it is a crowded city with horrible traffic.

I absolutely hated living in the springs. Only places that would be nice are covered in trash and drug addicted bums are in every park. Sad this could be a nice place but it just isn’t.

It is delusional that you would tout d20 over d11-d20 has a ‘higher’ rating because richer kids. D11 consistently raises scores of all kids and has a top ranked high school in the nation. You are biased-that is not helping people.
