Jeremy i would like to thank you so much for this knowledge that your video has provided. I was hoping you could give me so information particularly on my current situation. The house that I’m currently renting was burglarized. This situation has been a sleepless scary process and I dont want to make any mistakes. I came home this Saturday night from being out with friends to return to my home that I’m renting to a complete nightmare. First thing I noticed was my door was wide open... once i entered i saw my place had been trashed so I instantly ran out and jumped back into my car and called 911. While explaining this to the dispatcher there main concern was if the criminals was still in the home. Of course i did not know because I didn’t stay inside for safety reasons. While explaining what was going on I noticed that my second vehicle was also gone from my drive way! After waiting for the cops to show up and staying on the phone with the dispatcher i went back inside because once i notice my car was stolen as well the burglars must have taken my park vehicle to drive away! Luckily no one was inside and i then exited and waited in my car in hopes the police would arrive soon. I stayed on the line with the dispatcher and the cops arrived. I dont even know where to start with the Damages that was done. Broken personal property is endless and spray paint vandalism on everything that was stolen. Stolen items included all expensive jewelry, designer sunglasses, laptop, passport, and more. I fortunately have a personal policy for a few of the really expensive jewelry. I also have my renters insurance policy, and my auto insurance policy. So today i called to report in to State Farm and the open 3 claims. Is there any advice that you could provide to me so i dont get screwed? Thanks in advance.

Can you keep the loos of use amount instead of staying in a hotel or better yet can you use that money and add it to your personal money to buy another property if yours is a total loss ?

Do you have a video explaining the claim process when the entire insident was caused by my upstairs neighbors negligence? They went out of town and their water heater broke and all the water in my propery for 3 days. We both have the same insurance company.Tell us how is the process. Thank you

You said if the loss is less than the deductible, there is no claim. That is not correct, there will still be a claim, it will just be a zero dollar claim. But the event will still be recorded as a claim which may affect your rates.

Thanks for the video; possible important topics of interest. How to deal with a difficult insurance company.

For example if a storm hits your house and you have water leaking in through the roof and your dining room ceiling caved in on a dinner table and when you filed the claim insurance company said they were going to send somebody out to put a tarp on the roof to mitigate the water and then 3 months later they failed to do so when you inquired how much longer it was going to take to determine the claim because you can see black mold is growing inside your house and they stated they were going to send a water remediation and evacuation company out and they failed to do so and then a second Storm 2 months later hit your house at a 135 miles an hour and you have additional damage.

Now they want to retract the second check so that they can make sure they didn't pay again for something they already paid for and stringing out the process out longer mean while water is still running across the ceiling and down the walls.

Whenever a contractor provides me a ninvoice for an estimated repairs and it is submitted they call to nitpick about things on the invoice for example a $45 roof vent they can't find in a picture and all this is just adding to a long list of delays and my wife has already gotten sick went to the doctor was told it was attributed to black mold and had to move out of the house and now I'm getting sick.

When I suggested hiring an independent home inspector they told me not to sign anything and nobody is going to do any work or move the process forward without signing agreeagreement.

Additionally, now they're trying to say they can't see a frigerator and stove in my shed but they are looking at pictures from a small storm back in 2015 that is 3 years old.

Other issues are they made several statements to me on the phone which are absolutely impossible of things they seen in the picture as if they're laying the groundwork to determine pre-existing damage of items that do not even exist on my house for example they said they seem rotting wood around the outside of my window frames but my windows are aluminum with plastic trim there is no wood on my windows.

Sorry, such a run on and auto correct has a mind of it own on my phone; but I have been paying them premiums that they keep increasing over the last 18 years and now when I need help all I'm getting as a hard time.

Additionally, now them wanting to retract 2nd check to go back and figure out what they did or didn't do or paid or failed to pay, is that it's been inclement weather and there's been snow and ice on my roof and I haven't been able to get a contractor to go up the steep pitch, but that doesn't change the fact that they told me they were going to send two different teams out that they never did thank you.

I have paid for materials out of my own pocket to try to seal and slow the water from coming in but I'm 54 years old and the 90% disabled vet after 25 years of military service I can only go so far up on the roof at any rate they're asking me for receipts and I haven't spent any of the money they sent so far and now they're asking for receipts from the small storm in 2015 it's beyond me why if they can't keep a storm straight from November 2017 to February of 2018 for the second storm why they would confuse themselves even further by trying to find things in pictures from 2015 it's beyond me?

without investigating. the contractor they hired get paid ppabandon job without any repairs. Leaving wet carpet, wet laminated wood flooring, damaged unrepaired crawl space. never came back for appointment

Thank you for this article...it was very informative...I have a quick question..at the time the independent adjuster from the insurance agency came out the source of the leak was not determined (and main water valve was turned on and no leak evident) plus water meter outside was not moving at all. The next day a licensed plumber discovered the source of the leak... the cold supply
valve itself had slight pressure that had to be put on it to make it leak (and I had a stack of towels in the master bathroom sink cabinet). At the day of the leak when I left the house no leaking of the valve was evident...my question to you is should I be concerned that this will be covered? I've had it repaired at my own expense (with better/shorter Peck piping and rings)...also is there any other way I could contact you?...the leak occurred on Sunday you for your time and expertise..

Help help, I fell ill and had my pop take over paper work, then he got I’ll
So I have a stack of paperwork from a tree failing on my house then a semi small fire, the contractor doing the work told me that I don’t have to pay my deductible if I don’t get certain things fixed which are fire hazard such as a ceiling fan hanging from the ceiling also the fireplace screen, all the broken tiles that we’re not in the estimate, Im about to give up
My Ins Co tells me the contractor cashed a check written to me .
I’m to busy to deal with 2 hrs a day writing letters and e mails

Question. Have home owners insurance on my home. I moved out and placed the home to rent. After my first tenant moved out, and left some damages, I scheduled painter and carpet installer. However, in that time, the winter storm hit (texas), and the new tenant couldn't move in until yesterday. When he went to move in, he found flooding in most rooms, and outside the house there gushing water coming in due to the storm.
Being that this home is now a rental, does that matter as far as putting in a claim? In other words, does someone need to necessarily be living in the home as primary home to get coverage?

when a general contractor is hired, do his subcontractors (ex.plumber, electrician, carpenter) have to be licensed as well.?

We have water damage from we think the gutters. So we had two windows replaced and they had rotted wood casings. The ones hired said because flashing were never installed.
The windows were replaced by previous owners but 16 years ago. It has also extended to our finished basement. But for years it would come and go yhe smell of mold, but we just thought basements smell that way anyway?

First I wanna call someone to tell me where it all started before calling insurance. What company handles all that. Im from Nashville Tn. And would most give free estimates or findings?
