Before you call the insurance company on your water damage claim let me give you the #1 Tip I tell everyone

NEVER EVER NEVER SAY:

"the leak was there a long time"
"I just noticed it but it looks like it was there for awhile"
"It was a slow leak apparently"
"A month ago we noticed the leak but didn't think it would be an issue"

Never say:

The leak was slow---

One of the questions an insurance adjuster may ask is the following:

"was the leak slow or gushing"

This is your answer "It wasn't gushing but a good amount was coming out, I can't tell you how much but it was a lot"
(Note: if the water was gushing then say it but NEVER say "slow" leak

These are examples of phrases people told the insurance company that got their water damage claim denied.

YOU SHOULD ALWAYS USE THESE WORDS:

Just Happened
Recently happened
Suddenly happened
Abruptly
Leak started a couple days ago

To add to this for clarity, verbiage is everything. The date of loss and date of discovery, for all purposes can be the same date. When did your fridge start leaking? 2 weeks ago? Claim denied. When did it start leaking? I just moved the fridge yesterday and discovered water. Date of loss is yesterday, when you discovered it. There is no way to tell if it was leaking 24 hours or 24 days

I’m a renter. The basement in my home I was using as a storage. I came home from visiting my mother and don’t know how long ago the flood was everything was damp and had mold! I cried so bad I’m a single mother going through so much stress now this.. I’ve been paying renters insurance and the insurance people aren’t helping at all 🤦🏻‍♀️ this was helpful, thanks for this video

Thank you for this video. I have never filed a claim and the insurance company states that they have been trying to get ahold of the plumbers who performed the repair that I paid for two weeks. I was asked questions and they used the words leak on the phone with one person and his backup left a voicemail stating the same. I shared with the plumbers the information. The plumbers were like what are you going to stay in the house with a pipe burst. Very frustrating experience especially with a first claim.

If we have to use verbage like abruptly and suddenly it just goes to show insurance companies and unscrupulous. They can take your money for years and years but the minute something happens in your home it can take days for responses and action .. what an awful way to do business

I have renters insurance through Allstate, my rental flooded, my $5000 cinema camera was ruined, the adjuster offered my $200!!! He said if I buy a new one for $5000 and show a receipt, he'd offer me $2000..so I have to spend 5k to get back 2k. They talked it up selling me on it..if you call to file they immediately tell you to not bother filing because they're not gonna give you much. What a joke!

We have a kitchen that was built as a bumpout without a true foundation around 70 years ago. It's only supported by wood joists on the ground (!!!) that are rotting and failing, causing lumpy floors and cracks in the ceiling and roof leaks. Our insurance policy DOES have endorsements for Wet Rot and Water Backup. Do you think we may have a good case for a claim?

I work for a water restoration company handling filing and collecting on the invoice from insurance and the customer. Cause of loss and pre existing are terms you'll hear from insurance to deny your claim- they'll use ANY excuse to do so.

I had a water heater malfunction and my entire first floor flooded. Water all the way up to my heels. I have to replace carpets because mold is now present in the home. Any tips on how I should approach this? I’ve already filed my claim.

Leaky pipe between floors that caused a portion of my downstairs ceiling plaster to bubble and burst. After shutting water off, should I do the repairs first and then call the insurance company or call insurance first. In the past many many years back, I've called the insurance company first and they then proceeded to send the adjuster over and then they sent their preferred service repair company.

Our fridge had been leaking for months. We never go into our basement. We went down there & there had been water coming through the ceiling, drywall, trim, carpet, baseboards, ect. It looks like a terrible repair. Does insurance cover if they can tell it has been there for an extended amount of time although we just realized? Thanks in advance.

In my case, i have a storage unit with flood damage. I'm a driver and I'm n a different state. Therfore I can't inspect the damage. I gave permission to enter my unit to access damage. They in turn sent me a list of things they threw away and re-boxed. Now I'm asked to submit a claim without my own acessment. From what I was told it was from a bathroom leaking. I believe the claim limit is $5k. Can I just cash out the unit??? Thanx.

I wish you were in Calif. what if the property is in cahoots with the renters insurance and they basically force people to use them. I’m suing the property for fire, mold, uninhabitable conditions etc. it’s been nightmare and then retaliation, very corrupt, and I’m very sick with toxic poisoning and, too much to type, I just can’t stand lawyers either. This entire property should be red flagged, so they are hoping I die, so with my fire claim, multiple water damages, huge ones Mike, and then, they both kept saying they couldn’t get a hold of each other. I’m an environmental investigator, but I went from 118 pounds Jan 2022, then literally after full evacuation and fire across my hall, I had lupus in remission and MSD, etc. but when I called the corporate office, they didn’t even know if a full property evacuation for 5 hours, like out of a die hard movie, so not my first rodeo fighting the corruption as I almost died and lost everything in 2016 with state farm and the property, and they were in cahoots too. Calif is rampant with pay to play. To judges, police, fair housing and mostly lawyers. So I want lawyers out of Orange County area. It’s bad Mike, sorry I’m s angry I’m going to destroy them, but I wasn’t sure if I should refile everything because basically they are saying, oh we never heard from you or property and then Propery douche bag, says I tried them so many times, literally months later and I just plummeted into edema, bloodclots, then toxic black water because they would not even bring in water fire restoration. It’s so by the fraud racketeering play book, but at least in 2016, I got out that night of fire, this time I ended up hospital and couldn’t walk anymore and started having seizures. I kept records of everything, but I might be blonde but the idiot actually had the nerve to think I would believe the6 just couldn’t get a hold of each other, and they don’t even come. This Erenters, linked to American National, all big monolpy. That’s who CAmden Proprty Trust has on their leases, so of course the evil corrupt mother f#ckers don’t want to lose Camden’s nationwide. So then they retaliate on me and filed eviction, when per my policy I should not even been in there the next day. By the Grace God I have trained 20 years investigating environmental toxins and slumlord and insurance corruption. So the6 kept dragging it out, then multiple falls, stress of fake fraud evictions while I’m literally dying and my dog now has tumor and toxic smoke and mold exposure. I’m still in here, because I used my 50 grand savings, then my car just happened get robbed and vandalized and I park in handicap. It’s so disgusting Mike, if the stupid relocation happened, then they would be rid of me, now I’m going to destroy them nationwide and in media, I just have to live. I just haven’t liked any of the personal injuries and premise lawyer’s because they need to come walk the scene. It’s disgusting. I just Pray, I need guidance, but this place is a Volcano that’s going to erupt.

my grandmom left for Florida and had a house in New Jersey while she was living in Florida a pipe burst and caused water damage, she left the problem get bigger and bigger with mold and water damage to the walls also left the house abandoned now she wants her home back and needs to get rid of the mold and do some major work just want to know if it's true that it can cost 150, 000 or more it's not a big house she doesn't want to sell her home she has nowhere to live because she's being evicted and she also didn't have insurance it's a mess breaks my heart.

Should I allow my contractor for the buildback after a water damage claim to negotiate with the insurance company directly? Contactor is asking for me to sign that and that also to sign for them to get paid from insurance company directly after I pay the contractor my deductible. My insurance told me they send the buildback checks to the insured (me) and I suspect it’s probably for a good reason. Please give me your thoughts on that..
