tip : shared room stuff barely matter, your best furnished shared kitchen will bring less money than a cheap individual kitchen is what i learned from playing earlier today

There is tiny list called suggestions under the units menu that tells you what you can add to the room to make it more expensive. I personally placed a minifridge and microwave in my unit and it made the rent go far more up.

One thing I would have loved to see in a pack like this was the ability to make a minimally furnished apartment and have the tenants be able to decorate.

If you rent in real life, more often than not you are bringing your own furniture and decorations.

I made a traditional Malay house & rented out the extra rooms. There's a shared kitchen & bathroom. I never realized how different our layouts are compared to western houses.

i feel like because of the per rental tax, it would be more profitable to have one really good rental than two not so good rentals

for a video, you should build a few apartments and each one has a different vibe! for example, one modern sleek minimal house, maybe a pastel switch streamer apartment, an old bookish sim who has a life goal of solving some secret puzzle, etc!

I legitimately spent 3 hours looking for a house to replace the "roomies" house in oasis springs before giving up, downloading town houses for the BFF's and marrying them to the roomies and penny pizzazz.

But when i tell you that i spent an hour playing three different households and it was the most fun i had since i bought the game.

We're talking three different marriages, three different jobs, three different houses... on the same lot.
I friggin LOVE IT!

I wanted people living in my save.
I messed up the aging in my town, so everyone was dead due to neighborhood stories. Except the Cullens... (all 8 vampires they just existin the background carlisle is a doctor and has delivered all 6 of my kids)😂😂😂

None of my child sims had anyone to play with. None of the auto generated townies were good enough to marry.

Johnny zest was my only friend... died of old age (mccc tailored life spans failed.)

So i made a new save, transferred all MY sims (including the cullens) and started placing apartments
Johnny zest runs your (lilsimsie'@) trailer park in oasis springs and then a small lot in sulani (the volcano lot) for a teen and her younger sisters.

My main family is going to have all of their kids living on the lot (one or 2 will move out or story purposes)

The switching between lots one right after another is GOD TIER. Im confused as to how i played without it

this build turned out so cute!! I do wish that you did less budget builds though, or allowed yourself to have a higher budget. free real estate exists in the game and I wish you could go all out with the furnishings and really show off your decorating 😁

From my experiments so far, it's not only the environment score. Putting activities like painting, crafting, etc., in shared spaces also increases the amenity score (tried it with an easel: easel in shared space -> better amenities; easel in my space -> fewer amenities; same with hopscotch). I'm not sure about community gardens yet. It's also about the amount of stuff you offer. Most of the time, it will not go up from one item only; you need several. Pool size could be a cheat here (more experiments needed)
Programming-wise, I imagine, they assigned thresholds for each amenity level (could be relative to the unit size as well; more experiments are needed here), and each item has a score (from environment, activities, etc). You get a better amenity score if the combined score reaches the threshold.
