Built a similar building. Cost me 484k after everything was said and done. From leveling to concrete to drywall and fixtures. Every screw, every bolt accounted for. It’s not cheaper than a home in a lot of areas but it’s built the way my wife and I wanted it. So it was worth it.

Years ago a friend of mine bought an old brick factory building for $20, 000 at an auction. They building had sat on the market for over ten years and they mostly just wanted to get rid of it as they kept having to pay taxes on it an it kept depreciating. The building was four stories and 48, 000 square feet. He cannibalized a lot of material from portions of the building and used it to finish out the part he lives in. So now he has a 14, 000 square foot 8 bed 12 bath mansion and over 20, 000 square feet of extra storage. A lot of material was gotten from the free section of Craigslist. He's been working on it for 30 years. He heats the place by burning all the thousands of free pallets he gets every year. They also run the 100 year old steam powered generator.

I lost over $80k when everything started to tank. Not because I was building in a bad neighborhood that went belly up. I was just stupid to build, and because that's what everyone said, it's more profitable than prefab homes. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong. It took me over two years of being in the market, I'm really grateful I found Proopsy to recover my money, at least $10k profits weekly. Thanks Proopsy.
