A lot of the tax write offs that rental property owners receive are also received by the REITs and subsequently passed on to the shareholders in the price of the shares and in the generated income.

I operated rentals for 30+ years before REITs were available. Wouldn’t own a rental now. Tenants, toilets, toil and trouble. Leave all that to pros and sleep well. A REIT gives you diversification, liquidity, professional management, and a number of categories to select from - farmland, timber, billboards, medical centers, offices, storage, etc. Take it from an old coot, buy REITs instead
