I personally invest in REITS and rental properties. I like rentals better because of the returns but I love stocks because of liquidity. How about you?

I feel like owning a rental property is just like buying another job. and in Toronto, coming up with a downpayment on a million-dollar home is kinda crazy

I just got into Riocan yesterday. I guess we will see what happens. Taking personal ownership has it's pros and cons. Obviously, paying a middle man to manage everything takes a big bite out of profits, but at the same time, it seems like without a lot of foresight, rental property could be risky. At one point, I thought I had a fool proof idea of investing in residential real estate near university campuses, but it looks like now even that wouldn't have been that great an idea.

In BC the Residential Rental Law is so biased to the tenant that few people are willing to risk buying a residential property. Usually it is hard to evict tenants, but right now tenants cannot be evicted at all

And if you leverage a self directed RRSP, you can buy the REITs from WITHIN your existing RRSP portfolio while saving for your (RRSP) down payment towards the first property. Nice content Nirvana Mama :)

I am involved on both sides. I enjoy investing in REITs and stocks, as I don't have to lift a single finger for reasonable returns at low to moderate risk. While being a landlord requires a lot more work, I do find it to be a good learning experience and I think that investing into a rental property is a good complement to one's overall investment portfolio.

Good video but I have a question . If something happens to the property like natural disasters, etc, do you have some kind of insurance ?

I wish I could have the capital to put a down payment for a house, but as a fresh high school graduate who just started working during covid, for me REITS beat real estate knowing I have the safety of liquidating my investment incase of emergency and more importantly I can't get a loan for a house because I haven't established a good credit score yet.

rental properties only seem good if you plan to leverage one to get a bunch. I'm so lazy and dreamed of real passive income for decades. I want true passive income. I do nothing! and get paid lol.
