REITs are the best way to invest as you earn money in real estate without having to own property. By law, REITs have to pay shareholders 90% of their earnings as dividends.

If you don’t have $200, 000 to use as a down payment for real estate or the time needed to look for good properties, then investing in REITs is a good way to diversify your portfolio by indirectly investing in real estate. When you get rich, then you can invest in actual estate properties.

for those critics, please name at least 2 reits that did NOT cut dividend in the past years or at least 2 that share price increased in the past 5 years

That is honestly dumb. You have Dividen investors and retires who use REITs as a monthly income. Why wouldn’t you invest in this. Just stupid

Grant Cardone dows not own a REIT index fund you have to have a Security and Exchange license and go through a huge legal regulatory approval and monitoring process then you have to be approved to mimic the market. This is why you only have the big dogs do this Fidelity, Vanguard.

If you don't have the time to manage real estate, it makes sense to pay a reit manager to manage it for you, versus not being able to invest at all in real estate. This is dumb advice, sure investing directly in real estate is a better deal, but that's if you have the time to manage it.

Thats a dumb reason, Real estate requires high start up capital, you lose money at the start due to interest and mortgaging and real estate fees and stamp duty. You are also liable to fix anything that goes wrong in the property. It is also much less diversified so you are at risk of suffering from housing crises, during this time there is usually an econoic crisis so tenants may struggle to pay or struggle to keep up with rent raising demand. You are therefore responsible for finding a new tenant. REITs are diversified naturally and receive much higher returns than many other public sectors due to relatively trustworthy dividends, fairly high yeilds as well as high growth. Actually right now REITs are really underpriced so a really good tine to buy. Dont listen to this guy hes probably a day trading peddler whos probably shorting the sector and hoping to convince others to sell and therefore benefit his own interests.
